Budgeting for AC Provisioning During Interiors: Ducting, Piping and Ceiling Cutouts

If there is one line item that we watch clients underestimate more consistently than any other on a Kolkata interior project, it is air conditioning provisioning, and the pattern is almost always the same: the client has budgeted carefully for flooring, modular kitchen, wardrobes, and paint, has a rough number in mind for the false ceiling, and then treats the AC as something the electrician or a local AC vendor will "sort out" once the unit itself is purchased closer to move-in. That sequencing is exactly backwards, and it is the single most common reason we get called in for expensive rework on projects we did not originally design, because retrofitting proper AC infrastructure after a false ceiling is closed, walls are painted, and flooring is laid means breaking into finished surfaces that should never have to be touched again. This post lays out what AC provisioning genuinely costs when it is planned during the interior fit-out phase, and why that upfront number, even though it looks larger on paper, is dramatically cheaper than the alternative.

Why AC Provisioning Has to Be a Fit-Out Decision, Not an Afterthought

A split AC unit is not just the indoor and outdoor box you see; it needs copper refrigerant piping running between the two units, a condensate drain line to carry away the water the indoor unit produces, and in most Kolkata apartments, a route for that piping and drainage to travel either through a duct, behind a false ceiling, or through a wall sleeve, without being visible as an ugly external pipe run down the building facade. If a room's false ceiling, wardrobe placement, and wall paint are already finalized before anyone has decided where the outdoor units will sit and how the piping will travel from each room to those outdoor units, you are left with only bad options: surface-mounted PVC casing that runs visibly along walls and ceilings, undermining the finish you just paid for, or the far more expensive route of cutting into completed ceiling and wall surfaces to retrofit a concealed run.

We insist on locking AC layout, meaning the number of units, their tonnage, the outdoor unit locations, and the piping routes, before false ceiling drawings are finalized, because the ceiling design itself depends on this information. A room with concealed AC piping running through the ceiling void needs that void to be a minimum depth, typically 6 to 9 inches depending on duct size, which directly affects how low your false ceiling drops and therefore your final room height, a detail that changes the entire lighting and cove design conversation. Get this sequencing right and the AC infrastructure essentially disappears into the build. Get it wrong and you are either living with visible piping or paying twice for the same ceiling.

What Copper Piping and Drain Lines Actually Cost

For a standard split AC installation, copper piping is priced by pipe diameter and running length, and current Kolkata rates for good quality copper (we specify nothing below 0.8mm wall thickness to avoid future leaks) run approximately ₹550 to ₹850 per running foot for the standard 1/4 inch and 3/8 inch pair used on 1 to 1.5 ton units, and ₹750 to ₹1,100 per running foot for the thicker 3/8 inch and 5/8 inch pair needed on 2 ton units. A typical bedroom AC with an outdoor unit on the same side of the building might need only 8 to 12 feet of piping, but a living room unit where the outdoor unit has to be routed to a shared utility area on the opposite side of the flat, which is extremely common in New Town high-rises where outdoor unit placement is restricted by the building's facade design, can easily need 25 to 40 feet of piping, and the cost difference between those two scenarios is substantial, often ₹8,000 to ₹15,000 per unit just in copper.

Condensate drain lines are priced separately and are usually PVC pipe rather than copper, running roughly ₹35 to ₹60 per running foot for the pipe itself, but the real cost here is in the slope and routing, because drain lines need consistent downward gradient to a proper outlet, whether that is an external wall, a floor drain, or in taller buildings, a dedicated drain stack, and getting that gradient right inside a false ceiling void that also has to accommodate electrical conduits and duct routing for other rooms is where a lot of site-level coordination time (and therefore labour cost) actually goes. Improperly sloped drain lines are also the single most common cause of the water-dripping-from-ceiling complaints we get called out for on other firms' projects, so we treat this as a non-negotiable detail rather than a minor line item.

Ceiling Cutouts, Duct Routing, and the False Ceiling Interaction

Where AC provisioning really intersects with your broader interior budget is in the false ceiling itself. If you are running ducted or concealed split AC piping through the ceiling void, every room that piping passes through needs its false ceiling planned around that void depth, and every point where a pipe or duct needs to change direction or drop down to reach an indoor unit needs a properly framed cutout, not a hole hacked into finished gypsum or PVC panel after the fact. A single well-planned ceiling cutout for an indoor unit connection, including the metal framing support, the access panel for future servicing, and the finishing trim, typically costs ₹1,800 to ₹3,500 per cutout when it is planned into the original false ceiling drawing and executed as part of that scope. The same cutout, done as a retrofit after the ceiling is complete and painted, routinely costs ₹4,500 to ₹8,000, because you are now paying for demolition of finished gypsum board, disposal, patching, re-priming, and repainting an area that will almost never blend perfectly with the surrounding ceiling colour and texture, on top of the actual mechanical work.

For homes opting for a ducted or concealed multi-split system rather than individual wall-mounted units in every room, the ducting itself adds a further layer of cost: insulated flexible or rigid ducting runs approximately ₹180 to ₹320 per running foot depending on diameter and insulation grade, and a typical 1,400 to 1,800 sq. ft. flat with three or four rooms on a ducted system might need 60 to 100 feet of total duct run, which is a meaningful budget line, often ₹15,000 to ₹28,000, that many clients simply never see quoted separately because it gets absorbed into a vague "false ceiling and AC" lump sum by less transparent contractors. We always itemize this separately precisely so clients can see what they are paying for and make an informed choice between ducted comfort (better temperature consistency, no visible indoor units) and simple multi-split (lower upfront cost, individual room control).

  • Finalize AC tonnage and unit count before ceiling drawings are locked
  • Decide outdoor unit locations early, especially in flats with restricted facade access

The Real Cost Comparison: Planned vs Retrofitted

To put a concrete number on the "we'll sort the AC later" mistake, consider a realistic 3BHK scenario in Baguiati or a similar New Town adjacent locality with four AC units planned (three bedrooms plus living room). Provisioned properly during the interior fit-out, meaning piping, drain lines, and ceiling cutouts all planned into the original false ceiling and electrical drawings, the total AC infrastructure cost (excluding the AC units themselves) typically runs ₹38,000 to ₹62,000 for the full flat, depending on piping run lengths and whether any rooms need ducted routing.

Retrofitted after the interiors are complete, that same scope routinely runs ₹55,000 to ₹95,000, and that gap, typically 25 to 40 percent higher, comes entirely from demolition, patching, repainting, and the inevitable compromises where a contractor tells you a fully concealed run is no longer possible without major ceiling surgery, so you end up accepting a partially visible PVC casing run that you would never have chosen if it had been planned from the start. There is also a real disruption cost that does not show up in the contractor's invoice: retrofitting AC piping in a finished, possibly already-occupied home means dust, noise, and days of your living space being unusable in a way that planned-in provisioning during construction simply does not create, since that work happens before flooring and furniture are even in the room.
