Design in Action Area II, New Town
Action Area II is basically the part of New Town that is still in the middle of becoming itself, and we find that really interesting to work in. The high-rises here are newer, a lot of them are still under construction or just handed over, and the people moving in are typically getting their very first proper flat and want to do the whole thing right from scratch. We know this belt well because it sits right in our backyard, and the projects we have done here have taught us exactly what the builder leaves unfinished and what a family actually needs once the keys are in hand.

Almost everything in Action Area II is a high-rise flat in a gated complex, most of them possession-ready or under fit-out stage, which means we are typically coming in to a bare grey structure with standard builder finishes that the owner does not want to keep. The rooms tend to be compact and well-proportioned, and the challenge is making a 2BHK or 3BHK feel generous without knocking anything down, so a lot of our planning here is about storage, furniture sizing, and material choices that make the space read larger than it is.
What we plan for here
Kolkata's humidity is the first thing we account for, especially in a freshly plastered flat where the walls need time to breathe before any wall treatment goes on. The monsoon matters here too because Action Area II still has patches of waterlogging in certain pockets, so we are careful about flooring choices at the entry and about electrical layout on lower floors. HIDCO and individual society rules govern what you can do with the facade and balcony enclosures, and we always check those before drawing up anything that touches the building envelope. Daylight orientation varies a lot block to block, so we map that before finalising any material palette.

A local studio for Action Area II, New Town
Our studio is in New Town, so Action Area II is essentially our neighbourhood, and that closeness means site visits are quick and we can actually keep an eye on how the work is progressing without it being a production. We have done enough projects in these complexes to know the builder standards here, which speeds up the briefing process considerably and means we are not discovering surprises mid-project that cost the client money.

This is right in the middle of what we do most often in Action Area II. We start with a site measurement visit, map the daylight and ventilation in each room, and then build a space plan around your actual lifestyle rather than a standard layout. Execution is managed end to end so you are not coordinating eight different vendors on your own.
It does, and we check the HIDCO guidelines and your specific society norms before we draw up anything that touches the balcony or external skin. Most interior work is completely unaffected, but we would rather know the boundary upfront than design something beautiful that the association asks you to pull down later.
To be very honest, yes, and it is one of the first things we discuss for lower-floor flats in Action Area II. We look at the waterproofing condition, choose flooring and wall materials accordingly, and make sure the electrical layout keeps points away from areas that are likely to see moisture ingress during a heavy monsoon season.
