Action Area III is the newest stretch of New Town, and the clients we meet here are mostly first-time homeowners who have just received possession and are standing in a bare concrete flat wondering where to even begin, which is a feeling we know very well because we have walked into those same buildings dozens of times. The Wetland is close, Sukhobrishti is right here, the infrastructure is fresh, and so are the decisions people are making about how they want to live. We like working in this part of Rajarhat New Town because there is real intention behind every brief we get, and that makes for honest, detailed design conversations.

The housing stock in Action Area III runs toward large plotted developments and the latest-phase high-rise apartments, many of them bigger in footprint than what you find in the older action areas. Developers here have been generous with ceiling heights in a lot of the newer blocks, which gives us room to plan lofted storage, dropped ceiling zones for concealed AC and lighting, and kitchen layouts that do not feel squeezed. We plan around the actual handover drawings rather than assumptions, because finishes and slab positions vary building to building even within the same complex.

Kolkata humidity is relentless even this far north, so we spec moisture-resistant boards in kitchens and bathrooms and we push ventilation planning from the very first layout stage rather than treating it as an afterthought. Monsoon access matters here too, because deliveries and site visits get complicated on waterlogged approach roads, so we front-load procurement decisions before July. HIDCO society rules in some complexes restrict drilling into external walls or cap balcony enclosures, and we check those bylaws before we lock a design, not after. Daylight orientation varies sharply between east and west-facing units in the newer towers, so we treat each flat individually.

At the end of the day, proximity means faster site visits, quicker problem-solving, and a team that already knows the local material suppliers and contractors well.

Yes, that is basically the most common way projects begin with us here. We start with a site visit to take accurate measurements because handover drawings are rarely exact, and from there we build the layout, the material selections, and the full execution plan together, so you are not coordinating with five different vendors on your own.

It is a real consideration in several Action Area III complexes and we account for it early. We review the society NOC requirements and HIDCO guidelines before finalising anything structural or external, and to be very honest, most good design can be achieved without touching the elements societies typically restrict, so it rarely becomes a blocker.

A 3 BHK done properly, with modular kitchen, wardrobes, false ceiling, flooring, and painting, typically runs twelve to sixteen weeks on site from the day work starts. The design and approval stage before that takes three to five weeks. Monsoon timing can stretch site work slightly, so we factor that into the schedule from the beginning.
