Ballygunge is one of those addresses in South Kolkata where the expectation is already set before we even walk in, and honestly that suits us fine, because we prefer working with people who care deeply about how their home feels rather than just how it looks in a photo. The homes here have a certain bearing to them, whether it is a sprawling old apartment off Ballygunge Circular Road or a newer boutique build closer to the Phari, and what we try to do is read that bearing correctly and design with it rather than against it. Refined and timeless is not a mood board instruction for us here, it is just the honest brief.

The housing stock in Ballygunge tends to sit at two ends, either the generous older apartments and mansions with high ceilings, large rooms, and sometimes years of accumulated renovation layers underneath the surface, or the tighter but well-finished newer builds that have come up closer to landmarks like Quest Mall. Both types ask something different from us. The older homes need careful structural reading and a sense of restraint so the character is not designed out, and the newer ones often need us to work within compact footprints to still deliver something that feels genuinely luxurious rather than just decorated.

Kolkata's humidity is not abstract for us, it is something we design around on every project, so material choices here lean toward what actually holds up through a monsoon season and not just what photographs well. Natural light in Ballygunge flats can be surprisingly inconsistent depending on the block orientation and how close neighbouring buildings sit, so we map daylight before we commit to any palette. Society rules, older building bylaws, and in some cases heritage adjacency constraints shape what we can alter on facades or common areas, and we factor all of that in early so there are no surprises mid-project.

We start by mapping what is structural, what is cosmetic, and what is just old planning logic that can be rethought, and then we build a layout that earns the space rather than just filling it.
Basically, no, because what happens inside your flat is generally entirely your call. We review the society rules early so we know exactly where the boundaries are, and in our experience the interior scope is almost never restricted. If anything, working within defined exterior constraints focuses our energy on making the inside exceptional, which is right where it should be anyway.
For a full home interior in this range, we usually plan for four to six months depending on the size, the level of custom millwork, and how quickly material approvals move.
