Electrical Wiring Cost Per Point: What Kolkata Homeowners Should Budget Before Interiors Begin

Almost every renovation conversation we have at Studio Contour eventually arrives at the same uncomfortable moment, somewhere around the second or third site meeting, when a client who has budgeted carefully for a modular kitchen, a set of wardrobes and a false ceiling asks us why the electrician's quote suddenly adds another one and a half to two lakh rupees to a mid-sized flat renovation, and the honest answer is that wiring is priced per point, that a typical two or three bedroom apartment in New Town or Salt Lake carries somewhere between 90 and 140 individual points once you count every switch, socket, light and AC connection, and that this cost was always going to show up somewhere, the only real choice is whether it shows up now, while the walls and ceiling are still open, or later, as a much larger bill once paneling and false ceiling work has to be cut open and redone.

What "Per Point" Actually Means

In Kolkata's electrical trade, a "point" is the base unit of pricing, and it refers to one wired connection terminating in one switch, one socket, one light fixture position or one dedicated appliance outlet, run in concealed conduit from the distribution board through the wall or slab to that single location. A bedroom with two ceiling lights, a fan, four wall sockets, a reading light and an AC point is not one job, it is nine or ten separate points, each with its own wire run, its own labour time, and its own material cost, and this is exactly why wiring estimates that look small per unit add up quickly across a full flat.

The rate per point in and around New Town, Rajarhat and Salt Lake typically falls in a fairly wide band depending on wire gauge, conduit quality and the reach of the run from the distribution board, and as a rough planning figure we tell clients to budget somewhere between 700 and 1,400 rupees per point for standard light and plug points using ISI-marked copper wiring of 1.5 sq mm to 2.5 sq mm, with AC points and geyser points running higher, often 1,800 to 2,800 rupees per point, because they need heavier 4 sq mm or 6 sq mm cable, a dedicated MCB in the distribution board, and in most cases a longer conduit run since AC units tend to sit far from the existing board in older flats. A three bedroom apartment of around 1,200 to 1,400 square feet, once you add up bedrooms, living and dining, kitchen, bathrooms, balconies and a utility area, commonly lands at 110 to 130 points, which is how a per-point rate that sounds modest on paper turns into a wiring bill of one and a half to two and a half lakh rupees for a full rewire, before you have spent a rupee on switches, plates or the distribution board itself.

Why We Push for Full Rewiring Rather Than Patching the Existing Circuit

The single most common resistance we hear from clients on this line item is some version of "the current wiring works fine, why touch it," and it is a fair question, because on the surface the lights turn on and the sockets carry power. The problem is that a large share of Kolkata's residential stock, particularly flats built before roughly 2012, was wired to a load profile that assumed far fewer electrical appliances per household than what an average family now runs simultaneously, and aluminium wiring, undersized conductors, and a distribution board with two or three MCBs instead of a properly segregated eight or twelve way board are common findings once we open a ceiling in an older Salt Lake or central Kolkata flat. Layering a modern load, multiple ACs, an induction cooktop, a modular kitchen's built-in oven and chimney, a home theatre setup, on top of wiring sized for a 1990s or early 2000s household is how you end up with tripped breakers, warm switch plates, and in the worst cases we have seen on site visits, scorched conduit behind a wall that the homeowner had no idea was degrading.

The financial argument for full rewiring before interiors begin is really an argument about sequencing, not about whether the cost exists. Every point in a modern interior scheme has to be planned against furniture and ceiling layout, a wardrobe with an internal light needs a point positioned precisely where the carpenter's shutter will not obstruct it, a false ceiling with cove lighting needs its wiring run before the gypsum board goes up, and a modular kitchen needs its socket heights coordinated with counter level and appliance placement before the granite or quartz counter is templated. If wiring is treated as an afterthought and the existing circuit is simply patched or extended, you are almost guaranteed to discover a missing point, a socket in the wrong position, or a load the old board cannot handle only after the false ceiling is closed and the paneling is installed, and at that stage the cost of correcting it is not the original per-point rate, it is that rate plus the cost of breaking open finished ceiling work, repainting, and in some cases redoing carpentry that had to be dismantled to reach the wall behind it. We have walked into more than one renovation where a previous contractor's shortcut on wiring cost the client more in ceiling repair than the entire original electrical budget would have been.

What a Sensible Wiring Budget Actually Covers

When we scope electrical work for a residential project, the per-point labour and basic wiring figure is only one part of the number a client should be planning for, and being upfront about the other components avoids the common experience of a client feeling blindsided by a final electrical bill that looks nothing like the initial per-point estimate. The distribution board itself, upgraded to a proper MCB and RCCB-protected board with adequate ways for future expansion, typically adds 8,000 to 18,000 rupees depending on capacity and brand, modular switch and socket plates from a mid-tier brand run roughly 150 to 400 rupees per module before the boxes and wiring behind them, and any home automation or smart switch layer, increasingly requested in New Town flats where clients want app-controlled lighting, adds a further premium that can range from a modest addition for a few smart switches to a substantial one if the entire flat is being automated. We always recommend copper wiring over aluminium regardless of the modest cost difference, because copper's lower resistance and better long-term reliability matter more over a 15 to 20 year wiring lifespan than the roughly 10 to 15 percent price gap suggests on day one.

It is also worth budgeting time, not just money, because a full rewire on an average flat takes our electrical team anywhere from 10 to 18 working days depending on the extent of chasing required in the walls, and this work has to happen before false ceiling, paneling, and in many cases before the final coat of putty and paint, which is exactly why we sequence it as one of the earliest trades on any renovation site rather than something squeezed in around carpentry.

The Hidden Costs of Getting the Sequence Wrong

We mentioned earlier that the real cost of skipping proper rewiring shows up later, and it is worth being specific about what that looks like in practice, because it is rarely a clean, isolated fix. If a client discovers mid-project that a bedroom needs two additional sockets after the false ceiling is already closed, our electrician has to cut an access point in the gypsum board, fish new conduit through a cavity that was not designed for it, patch and re-skim the ceiling, and coordinate a repaint of that section, work that on its own can cost more than the two original points would have if they had simply been included in the initial plan.
