Engineered Wood vs Solid Wood Flooring: Cost Reality for Kolkata Apartments

Every second client who walks into our New Town studio asking for a wooden floor starts the conversation with a picture on their phone, usually a rich, dark-toned solid wood floor from a Pinterest board or a relative's flat in Bangalore or Pune, and every second time our first job is to explain why that same floor behaves very differently once it is laid down in Kolkata's climate. We have specified and supervised wooden flooring across dozens of homes in New Town, Salt Lake, and Rajarhat over the past decade, and the pattern is consistent enough that we can say it plainly: the sticker price per square foot only tells you a third of the story here, because humidity-driven warping and the resulting replacement cycle change the real cost of ownership more than the material cost ever does. This post walks through what engineered wood, solid wood, and wood-look laminate actually cost to buy and install, and then, more importantly, what they cost you over the ten to fifteen years you are likely to live with that floor in a Gangetic delta climate that swings between monsoon humidity above 85% and dry winter air within the same calendar year.

What Each Option Actually Costs Per Square Foot

Solid wood flooring, milled from a single piece of hardwood such as teak, oak, or Burma teak substitute species, typically runs between ₹450 and ₹900 per square foot for the material alone in the Kolkata market, with premium teak sourced through established Bengal timber merchants pushing toward ₹1,100 to ₹1,300 per square foot when you factor in the wastage from milling solid planks to size. Installation on top of that adds another ₹60 to ₹120 per square foot depending on subfloor preparation, because solid wood needs a properly cured, moisture-barriered base or it will start cupping within a monsoon season or two. All told, a solid wood floor for a typical 350 square foot living and dining area in a New Town flat lands somewhere between ₹1.8 lakhs and ₹3.6 lakhs once you include the underlayment, skirting, and finishing coats.

Engineered wood flooring, which is a plywood or high-density fiberboard core topped with a real hardwood veneer typically 2mm to 6mm thick, costs meaningfully less upfront, generally ₹220 to ₹480 per square foot for good quality product from brands like Pergo, Greenlam, or Action Tesa, with installation adding ₹40 to ₹70 per square foot since engineered planks click-lock or glue down faster than solid wood boards that need sanding and site-finishing. For that same 350 square foot area, you are looking at roughly ₹90,000 to ₹1.9 lakhs all-in, which is often 40% to 50% less than solid wood for a floor that, to the eye and underfoot, is very difficult to distinguish from the real thing.

Wood-look laminate flooring sits at the most accessible end, typically ₹65 to ₹180 per square foot for the material depending on the AC (abrasion class) rating and the quality of the printed decor layer, with installation running ₹25 to ₹45 per square foot since laminate is a floating floor system that clicks together over an underlay without adhesives or nailing. A 350 square foot room in laminate can be done for ₹31,000 to ₹79,000, which is roughly a third of the engineered wood cost and a tenth of the premium solid wood cost.

Why Kolkata Humidity Changes the Real Math

Here is the part the price list does not tell you. Solid wood is a single, unengineered piece of timber, and timber moves with moisture, expanding across the grain when humidity rises and contracting when it drops, and in Kolkata that swing is not a mild seasonal nuisance, it is a genuine structural stress that repeats every year between the June to September monsoon and the dry months of December through February. We have walked into more than a few Salt Lake and Rajarhat flats over the years where solid wood floors laid by other vendors, often without a proper vapor barrier or without acclimatizing the timber to local humidity before installation, had visible cupping at the plank edges within 18 to 24 months, and in ground-floor or lower-floor units near the New Town wetlands where ambient humidity runs even higher, we have seen it happen faster. Fixing a cupped or buckled solid wood floor is not a touch-up job, it usually means lifting sections, re-acclimatizing or replacing boards, and in bad cases redoing the underlayment entirely, which can cost 30% to 50% of the original installation price and puts the room out of use for one to two weeks.

Engineered wood handles this far better because the cross-layered plywood or HDF core is dimensionally more stable than solid timber, the layers running in different grain directions cancel out most of the expansion and contraction, so while engineered wood is not entirely immune to humidity, in our project experience across New Town and Rajarhat it has shown dramatically less edge lifting and gapping over comparable timeframes, provided the subfloor is properly leveled and a vapor barrier is used on ground-contact slabs. This is the main reason we steer most Kolkata clients toward engineered wood rather than solid wood for anything below a top floor with good cross-ventilation, not because it looks any different once installed, but because it is genuinely the more climate-appropriate choice for this specific delta environment.

Laminate flooring, being a synthetic wear layer over an HDF core with a melamine finish, is the most humidity-tolerant of the three in terms of not warping, since it has no real wood veneer to expand, but it comes with its own failure mode in our climate: the HDF core can swell and the joints can peak or delaminate if water sits on the surface for any length of time, which matters in flats where balcony doors, kitchen entries, or bathroom thresholds see regular moisture. Laminate also does not handle standing humidity in enclosed, poorly ventilated rooms as gracefully as a genuinely waterproof-rated engineered product, and in our experience the cheaper AC1 and AC2 rated laminates sold in bulk at Kolkata hardware markets tend to show visible wear and joint separation within three to five years in daily-use areas, well before a mid-range engineered wood floor would need attention.

Replacement Cycles and the True Ten-Year Cost

When we run the numbers for clients who want a genuine cost comparison rather than just a lowest-quote comparison, we usually frame it over a ten-year ownership horizon, because that is roughly when a laminate floor in daily-traffic areas needs replacing, versus 20 to 30 years for a well-installed engineered wood floor, and effectively a lifetime, with periodic sanding and refinishing, for solid wood that has been correctly acclimatized and maintained. On that basis, a ₹50,000 laminate floor that needs full replacement once in ten years effectively costs ₹1 lakh over that period before you add labour for the second installation, while a ₹1.4 lakh engineered wood floor for the same area, installed once and needing only occasional recoating, works out cheaper on a like-for-like ten-year basis despite the higher day-one price. Solid wood, at ₹2.5 lakhs to ₹3.5 lakhs for the same area, only becomes the economically sound choice if you are planning to live in the home for 15-plus years and value the ability to sand and refinish rather than replace, and even then, only in rooms with reliable ventilation and lower moisture exposure, which in most Kolkata apartment layouts means bedrooms and studies rather than living rooms that open onto balconies or dining areas adjacent to the kitchen.

Where Each Option Makes Sense in a Kolkata Home

Our general recommendation, refined across enough projects in New Town and Salt Lake to trust it, is to reserve solid wood for well-ventilated, upper-floor bedrooms where budget genuinely allows for it and where the client wants that specific tactile and refinishable quality that only real solid timber gives; to use engineered wood as the default for living rooms, dining areas, and most of the home, because it delivers 90% of the visual and underfoot warmth of solid wood at 55% to 65% of the cost with meaningfully better humidity resilience; and to use laminate selectively in secondary bedrooms, home offices, or rental units where budget is the primary constraint and where the shorter 8 to 10 year replacement cycle is an acceptable trade-off. None of these are wrong choices in isolation, but a floor selected without accounting for New Town's humidity profile and the specific room's ventilation and moisture exposure is the single most common flooring regret we hear about from clients who bought their first flat's flooring before finding us for a renovation years later.
