Choosing Exterior Paint That Survives Kolkata's Monsoon and River-Delta Air

Almost every exterior repainting project we take on in New Town, Salt Lake or the older parts of Kolkata starts with a client pointing at a facade that looked fine eighteen months ago and now has a greenish black bloom spreading across the north facing wall, or paint that has started lifting off in sheets near the parapet, and the frustrating part for the homeowner is usually that they paid for a reasonably good quality paint and still ended up here, which tells us the problem was never really about paint quality in the abstract sense but about choosing the wrong category of paint for a climate that sits this close to the Hooghly and carries this much airborne moisture for this many months of the year. Why Kolkata's air is a harder problem than generic monsoon advice admits

Most exterior paint advice available online is written for a generic Indian monsoon climate, and while that is a reasonable starting point, Kolkata adds two compounding factors that most of that advice does not account for, the first being our genuinely high ambient humidity that persists well beyond the monsoon months themselves, often sitting above seventy percent for most of the year rather than spiking only during July and August, and the second being the proximity to the Hooghly river and the broader Ganges delta system, which carries a fine load of moisture and dissolved salts in the air that settles on exterior surfaces continuously, not just during rain events. This combination means facades here are essentially never fully dry for long stretches, and any paint film that is not specifically engineered to let trapped moisture vapour escape from within the wall while still blocking liquid water from entering will trap dampness underneath the paint layer, and that trapped moisture is exactly what feeds algae growth and drives the adhesion failure that shows up as peeling and bubbling, so the real question for any Kolkata facade is never simply "is this paint waterproof" but specifically "does this paint let the wall breathe while keeping bulk water out," and that distinction is where the three paint categories we compare below genuinely diverge.

Standard acrylic emulsion exterior paints

Standard exterior emulsion, the category most homeowners default to because it is what every local paint shop stocks and pushes first, uses an acrylic binder that gives reasonable water resistance and UV stability at a comparatively low price point, typically running between two hundred fifty and four hundred rupees per litre for a mid tier branded product before labour. The problem in our climate is specifically about vapour permeability and film flexibility, because standard emulsion forms a relatively rigid film that has limited ability to expand and contract with the wall substrate as it absorbs and releases moisture across a Kolkata year, and this rigidity is what causes the fine cracking we see appearing within two to three years on facades that get direct monsoon wind, particularly on west and south facing walls that also take the brunt of afternoon sun and then cool rapidly during evening showers, since that thermal and moisture cycling is what standard emulsion films tend to crack under first. On algae resistance specifically, most standard emulsions include a biocide additive that gives protection for a year or two before it depletes, after which the paint film itself, being more porous and less vapour open than the categories below, becomes exactly the kind of surface that algae spores find easy to colonise once humidity levels stay high for extended periods, which in our climate is most of the year rather than an occasional wet spell. We still specify standard emulsion in situations where budget is genuinely tight and the facade in question is sheltered, for instance an internal courtyard wall in a New Town complex that does not take direct rain, but for any exposed elevation we steer clients toward one of the next two categories.

Elastomeric paint and where it earns its keep

Elastomeric exterior paint uses a thicker, more flexible acrylic or acrylic urethane film that can stretch to bridge hairline cracks in the substrate, typically rated to accommodate several times more elongation than standard emulsion before the film itself cracks, and this flexibility is genuinely valuable on Kolkata facades that have existing plaster hairline cracking, which describes a large share of the older buildings we work on in Salt Lake and parts of central Kolkata where the building stock is now several decades old and has settled. Elastomeric paint typically costs between four hundred fifty and seven hundred rupees per litre depending on brand, and on algae resistance it performs noticeably better than standard emulsion because the denser film gives spores less surface texture to establish on, though it is not immune, and we still recommend a biocide additive be mixed in at application for any wall that sits in shade for a large part of the day, which describes most north facing walls in dense New Town plot layouts where neighbouring buildings block direct sun.

Silicone-based exterior paint for the most exposed facades

Silicone or siloxane modified exterior paints are the category we now recommend most often for street facing facades in New Town and Rajarhat that take the fullest combination of sun, wind driven rain and airborne humidity, and the reason comes down to a genuinely different chemistry, because silicone based paints form a film with very low surface energy, meaning water beads and rolls off the surface rather than sitting and soaking in, while the film itself remains highly vapour permeable, letting any moisture that does get into the wall from the inside escape outward freely, and that combination of hydrophobic surface behaviour with high breathability is precisely what our climate calls for and precisely what standard emulsion cannot deliver. In practical terms this means silicone based exterior paint gives the best algae resistance of the three categories, not just because of biocide additives but because the self cleaning, water shedding surface behaviour genuinely reduces the standing moisture that algae spores need to establish and spread, and we have seen facades finished in silicone based paint in exposed New Town locations stay visibly cleaner after two monsoon seasons than elastomeric or standard emulsion applied on comparable walls nearby. The tradeoff is cost, with silicone based products typically running seven hundred to one thousand two hundred rupees per litre for a genuine formulation rather than a paint simply marketed with silicone in the name but only a marginal percentage of actual silicone content, so we always ask to see the technical data sheet from the manufacturer before specifying one, since this category has more marketing dilution than the other two. For clients investing in a full exterior renovation, particularly on a street facing elevation in a location like Dum Dum or Lake Town where the building is a visible frontage piece, we consider the silicone premium worthwhile given how much less frequently repainting and algae treatment will be needed over a ten year horizon.

What we actually specify, elevation by elevation

In practice we rarely recommend a single paint category for an entire building, because the actual exposure varies wall by wall, so for a typical New Town home we might specify silicone based paint on the street facing and west facing elevations that take the harshest combination of sun and rain, elastomeric on facades with visible hairline plaster cracking regardless of orientation, and standard emulsion only on genuinely sheltered surfaces like covered verandah ceilings or internal courtyard walls, and we always sequence this work after any structural moisture issues have been addressed rather than before, since no exterior paint, however good, will perform if it is being applied over a wall with active rising damp or an unresolved leak.
