Terracotta Jali vs Precast Concrete Jali for a New Town Balcony Screen

When a client on the fourteenth floor of a New Town tower asks us to screen off their balcony for privacy from the building opposite without losing the cross ventilation that makes the space usable in April and May, the conversation almost always narrows down to two real options within the first meeting, terracotta jali built from fired clay blocks or precast concrete jali panels cast off site and lifted into place, and the choice between them has less to do with which one looks nicer in a reference photo and much more to do with what the balcony slab was actually designed to carry and how each material behaves once the monsoon and the peak summer heat both arrive.

What Each Material Actually Is on Site

Terracotta jali blocks are fired clay units, typically produced in modular sizes around eight to twelve inches per side and somewhere between 75mm and 100mm thick, laid up in a mortar grid the way a mason would build any block wall, with the perforated pattern (floral, geometric, or the more traditional Bengal terracotta motifs you still see on older temple facades around the state) formed directly into the clay before firing. Precast concrete jali, by contrast, is cast in a factory or a site casting yard using cement, sand, coarse aggregate, and usually a light steel or fibre reinforcement mesh, poured into modular panel moulds that come out in larger single pieces, commonly around two feet by two feet, which are then lifted and fixed into a supporting frame rather than built up block by block. That manufacturing difference alone explains most of what follows, because one material is essentially still masonry and the other is closer to a structural precast element.

The Weight Question: What the Balcony Slab Can Actually Carry

This is the part of the decision that gets skipped most often in casual conversations about jali "styles," and it is the one we insist on checking before we finalise a design, because a cantilevered balcony slab in a New Town apartment is engineered with a specific dead load allowance in mind, one that already accounts for railing, flooring, and a modest amount of permanent fixed furniture, and a full-height jali screen running the length of that balcony adds a continuous line load right along the edge where the slab has the least reserve capacity. Terracotta jali blocks generally work out lighter per square foot of finished screen than precast concrete panels of equivalent thickness, largely because fired clay is a less dense material than cement concrete even once you account for the mortar joints between blocks, and on a balcony where we already know the structural drawings leave little spare margin, that weight difference is often the deciding factor rather than aesthetics.

Heat, Glare, and the Kolkata Summer Balcony

The second practical difference shows up not in the structural drawings but in how the balcony actually feels to stand on through May and early June, and here the two materials diverge in a way that surprises most clients who assume "concrete is concrete, it will just get hot." Precast concrete, being a denser and more thermally massive material, absorbs heat through the day and continues radiating it back into the balcony space well after sunset, which is exactly the wrong behaviour for a Kolkata evening when the whole point of stepping onto the balcony is to catch whatever breeze is available once the sun is down. Terracotta, being a fired but still comparatively porous clay, does not build up and hold heat the same way, and its matte, slightly textured surface diffuses harsh afternoon light rather than bouncing it back the way a smoother cast concrete face can, which in practice means less glare through the perforations during the hours most people are actually using the balcony for tea or a phone call rather than sitting inside with the curtains drawn.

Orientation Still Matters More Than Material On a west-facing New Town balcony catching direct afternoon sun, we still recommend combining either jali option with a projecting chhajja or a retractable shade above the screen, since no jali pattern alone fully solves a west exposure through peak summer.

What We Recommend for Most New Town Balconies

For a typical New Town balcony between six and ten feet wide on a mid-rise tower, where the structural drawing gives us a reasonable but not generous load margin, we default to terracotta jali blocks up to about waist height combined with a lighter MS or aluminium frame carrying a partial-height screen above it, which keeps the total add-on weight well within the slab's tolerance while still giving full privacy and ventilation, and we reserve precast concrete jali mainly for ground floor or podium-level balconies and courtyards where the load path goes straight down to the foundation rather than through a cantilevered slab, and where the extra weight simply is not a constraint worth worrying about.

Living With the Screen After Installation

  • Ask your contractor for the exact dead load addition per running foot before approving a full-height jali screen
  • Confirm whether the balcony slab's structural drawing has been checked against the additional screen weight, not just assumed safe
  • Choose a jali pattern with at least 40 to 50 percent open area if cross ventilation matters as much as privacy on that balcony
  • Ask for a maintenance note on re-pointing mortar joints for terracotta jali, since joints do need occasional attention after a few monsoons
