Kalyani is one of those places where the grid actually works in your favour, and we mean that literally, because the planned township layout gives you orderly plots, wider setbacks, and neighbours who generally know where their boundary ends and yours begins. We have worked here on independent homes and university-staff residences both, and what strikes us every time is how calm the brief tends to be: people here want a house that is quiet, considered, and built to last rather than one that tries too hard to announce itself. That suits us well, because calm and considered is basically our default mode anyway.

Most of the housing stock in Kalyani sits in two broad categories: plotted independent homes on fairly generous rectangular plots laid out by the township plan, and residential quarters or staff housing connected to Kalyani University and other institutions. The plotted homes give us real room to work with setbacks, rear gardens, and sometimes a full ground-up structure. The institutional residences are often renovation briefs, which means working within existing RCC frames and making the interiors do more of the heavy lifting.
What we plan for here
Bengal humidity is the first thing we account for on any Kalyani project, because the green cover and proximity to the water table here means walls that breathe poorly will show it within two monsoons. We specify finishes and waterproofing accordingly. Kalyani's plots are well-oriented on the whole, so daylight planning is usually generous, but we still model room orientations carefully for the summer afternoon west-sun situation. HIDCO norms do not apply here the way they do in New Town, but the Kalyani Development Authority has its own sanction process, and we factor that timeline into the project schedule from day one.

A local studio for Kalyani
Our studio is in New Town, which puts us roughly forty minutes from Kalyani on a clear day, so site visits are not a logistics puzzle for us the way they might be for a Kolkata-central firm. More practically, we have worked across Nadia and North 24 Parganas enough to know the local contractor ecosystem and the material supply lines, which means we are not starting from scratch on sourcing every time a new project comes in from this corridor.

Yes, and to be very honest, handling both together is the right way to do it. We coordinate with a structural consultant from the very beginning of the design phase so the floor addition is sized and detailed around what the existing foundation can actually carry, rather than designing first and checking later. We manage that process end to end.
Not really, because we work regularly across this corridor and our site team is comfortable making the trip. Kalyani's township layout is also fairly straightforward to navigate, so coordination with local contractors and suppliers is something we have done enough times to know who to call and how to keep a project moving without you having to chase anyone.
Absolutely, and that kind of brief is one we enjoy because the constraint is the brief, right. We work within your existing room sizes and ceiling heights, focus on storage, lighting, flooring, and finishes, and make the space feel properly designed without touching a single structural wall. We have done this on similar institutional-quarter homes in the area before.
