Interior Cost Per Square Foot for 1500-2000 Sq Ft Homes in Kolkata

Something interesting happens to the interior budgeting conversation once a client's flat crosses roughly 1500 square feet, and we notice it every time, because the natural assumption most people carry into that first meeting is that a bigger home simply costs proportionally more, when in reality the per-square-foot number tends to come down as the flat gets larger, not up, and understanding why is genuinely useful before you start comparing quotes against a smaller flat's pricing or against a per-square-foot figure you heard from a friend with an 900 square foot unit. Why Larger Flats Cost Less Per Square Foot, Not More
The reason is straightforward once you see it laid out. A fair portion of any interior budget goes toward fixed-cost rooms and fixed-cost items that do not scale with area, the kitchen being the clearest example, since a well-specified modular kitchen with good hardware costs roughly the same whether it serves a 900 square foot flat or a 1800 square foot flat, because the cost is driven by the run length of cabinetry and the appliance package, not by how large the rest of the home is. The same logic applies to bathrooms, entryway detailing, and a home's electrical and false ceiling backbone in shared spaces, all of which represent a smaller percentage of a larger home's total budget even though their absolute cost stays roughly flat. Meanwhile, the areas that do scale directly with square footage, flooring, wall paint, and false ceiling coverage in bedrooms, tend to sit at the lower end of the per-square-foot cost spectrum compared to fixed-cost rooms. The net effect across a 1500 to 2000 square foot home is a blended per-square-foot rate that runs meaningfully below what the same finish tier would cost on an 800 to 1200 square foot flat.
Basic Finish Level: ₹1,150 to ₹1,500 Per Sq Ft
At the basic tier for this larger band, you get laminate or standard vitrified tile flooring throughout, a straight or L-shaped modular kitchen in factory laminate finish, PVC or laminate wardrobes, false ceiling limited to the living and dining zone, and mid-tier CP fittings and sanitaryware, essentially the same specification list as the basic tier for smaller flats but spread across more area. For a 1500 square foot home, this lands at approximately ₹17.25 lakhs to ₹22.5 lakhs, and for a full 2000 square foot home, approximately ₹23 lakhs to ₹30 lakhs. Compare that to the ₹1,300 to ₹1,700 per square foot basic-tier range we quote for 800 to 1200 square foot flats, and the gap, roughly ₹150 to ₹200 per square foot lower here, is entirely explained by the fixed-cost kitchen and bathroom spend being diluted across a larger carpet area.
Mid Finish Level: ₹1,600 to ₹2,150 Per Sq Ft
The mid tier, which is where most of our larger-home clients in New Town and around Eco Park settle, brings in engineered wood or premium vitrified flooring in the main living and dining zones, a soft-close modular kitchen with a genuine island or breakfast counter given the extra floor area available, custom wardrobes across all bedrooms with better internal fittings, false ceiling with cove lighting extended through most of the home, upgraded CP fittings, and custom furniture pieces such as a TV wall unit, a proper dining storage unit, and often a study nook or reading corner that smaller flats simply do not have room to accommodate. For a 1500 square foot home this comes to roughly ₹24 lakhs to ₹32.25 lakhs, and for a 2000 square foot home, roughly ₹32 lakhs to ₹43 lakhs. The extra square footage at this tier tends to go toward genuinely useful additional spaces, a proper foyer, a family lounge separate from the formal living room, or a larger utility and store area, rather than just more of the same room stretched thinner.
Premium Finish Level: ₹2,300 to ₹3,000 Per Sq Ft
At the premium tier, which is common among our larger New Town and Action Area clients building out a long-term family home, you are looking at solid or high-grade engineered wood flooring across bedrooms and living spaces, a fully bespoke kitchen with premium German or Italian hardware, veneer or high-gloss PU wardrobe finishes throughout, layered false ceiling and cove lighting design across the entire home including passages and the foyer, premium sanitaryware, extensive custom furniture covering nearly every major piece, and frequently a dedicated home office, an expanded pooja unit, or a feature wall in natural stone or fluted wood panelling in the main living space. For a 1500 square foot home this runs approximately ₹34.5 lakhs to ₹45 lakhs, and for a full 2000 square foot home, approximately ₹46 lakhs to ₹60 lakhs. Even at this top tier, the per-square-foot number sits meaningfully below the ₹2,700 to ₹3,600 premium range we quote for the smaller 800 to 1200 square foot band, again because the fixed-cost rooms are a smaller share of a larger total.
Where the Savings Actually Show Up in Practice
In real projects, this economy of scale shows up most clearly in three places. First, the kitchen and utility package, where a client doing a 2000 square foot home is often paying only marginally more for a larger, better-equipped kitchen than a client with an 1000 square foot flat pays for a compact one, because appliance and hardware costs do not scale linearly with counter length beyond a certain point. Second, false ceiling and lighting design, where the electrical backbone, the AC ducting concealment, and the main distribution work cost roughly the same regardless of how many additional bedrooms you are extending the ceiling treatment into, so each additional room's incremental cost is lower than the first.
