The Courtyard Comeback: How an Internal Open-to-Sky Space Cools a New Town Home

A client on a 2,100 square foot plot in Action Area II asked us last year whether giving up nearly 150 square feet of built area to an internal courtyard was really worth it when a rooftop garden or a couple of large balconies would have used the same square footage without cutting into the floor plan, and we understood the hesitation because on paper a courtyard looks like the least efficient use of expensive New Town land, and yet six months after handover that same client told us the courtyard bedroom wing was the only part of the house that did not need the AC running before 6pm even in peak May heat, which is the kind of result that has quietly brought the internal courtyard back into our design conversations far more often than it was even five years ago. This piece is specifically about that one element, the courtyard as a stand-alone thermal device, not a balcony garden and not a rooftop terrace, because the physics of a space that is open to the sky but enclosed on all four sides by the building itself works in a genuinely different way from either of those, and getting the geometry wrong is easy if you have not sized one before.

What a Courtyard Actually Does That a Balcony Cannot

A balcony or terrace sits on the perimeter of a building and cools that perimeter, but an internal courtyard sits at the thermal centre of the plan and pulls air through every room that opens onto it, because it functions as a chimney, not a garden. Hot air inside the building rises and escapes upward through the open top of the courtyard, and as it leaves, it draws cooler air in through the ground floor openings and window vents that face the courtyard, a phenomenon called the stack effect, and this happens continuously and passively as long as there is a meaningful temperature difference between the courtyard air and the surrounding rooms, which in Kolkata's climate is present for most of the year except during the wettest, most saturated weeks of the monsoon. On the New Town project we mentioned, the courtyard measured roughly 9 feet by 11 feet, sitting between the living area and the two rear bedrooms, and even on days when the outdoor ambient temperature crossed 38 degrees Celsius, the air measured at the courtyard-facing bedroom windows in the late afternoon ran about 3 to 4 degrees cooler than air measured at the street facing windows on the same floor, a difference entirely attributable to the stack effect pulling shaded, evaporatively cooled air through that gap.

Getting the Size Ratio Right for a Compact Plot

The mistake we see most often on tight urban plots, and New Town plots in the 1,800 to 3,000 square foot range are almost always tight by the standards this typology was originally built for, is a courtyard that is either too small to move meaningful air volume or too large to be structurally and financially sensible. Our working ratio, tested across a number of homes now, is that the courtyard's plan area should sit somewhere between 4 and 7 percent of the total built up area of the floors surrounding it, and its height to width ratio, meaning the total vertical distance from ground floor to open sky divided by the narrower plan dimension, should stay under about 3 to 1, because a taller, narrower shaft starts behaving more like a light well than a ventilating courtyard, moving very little air even though it looks dramatic in section. For a typical New Town G+2 home with each floor around 900 to 1,100 square feet, that math tends to land on a courtyard footprint somewhere between 70 and 110 square feet, which is a real sacrifice of usable floor area but one that, unlike a balcony, is actively working for every room around it rather than just the one room it is attached to.

Orientation and Where to Cut the Openings

A courtyard only pulls air through the house if the openings that feed it are positioned to catch prevailing airflow, and in New Town that generally means openings on the south and southeast faces of the courtyard walls, since the dominant summer breeze here tracks in from the Bay of Bengal roughly south to southeast before the pre-monsoon westerlies take over in April and May. We typically specify at least two openings per courtyard-facing room, one lower, around sill height, and one higher, near the ceiling, so that the room itself sets up a secondary internal stack effect, drawing cooler air in low and pushing warmer air out high into the courtyard shaft, rather than just having a single window that lets air stagnate. On the same Action Area II project, we deliberately staggered the bedroom windows on the ground and first floor so they did not sit directly opposite one another across the courtyard, which sounds counterintuitive if you are thinking about cross ventilation in the conventional straight-through sense, but for a stack driven courtyard the goal is vertical movement more than horizontal throughput, so the stagger avoids one floor's exhaust air becoming the floor below's intake air.

Planting That Helps the Airflow Instead of Blocking It

Courtyards get planted almost by reflex, and we are as guilty of reaching for a frangipani or an areca palm cluster as any other studio, but plant choice and placement genuinely change the thermal performance of the space rather than just its appearance. Dense, broad canopy planting positioned directly under the open sky aperture can shade the courtyard floor enough to reduce the radiant heat gain that would otherwise re-radiate into the surrounding rooms in the evening, and we have had good results with areca palm, dwarf champa and philodendron selections that give decent canopy cover without demanding a root zone too large for a planter set into a paved courtyard floor, but the plants need to sit toward the centre or one edge of the courtyard rather than pressed against the wall openings themselves, because foliage crowding a window vent chokes the very airflow the courtyard is meant to generate. We also always specify a permeable or partially permeable ground surface, whether that is a gravel strip, a planted bed, or unglazed terracotta tile rather than a fully sealed and polished stone floor, because some evaporative cooling from a damp gravel bed or planter after monsoon rain measurably lowers the courtyard air temperature and improves the stack effect for hours afterward, an easy detail to lose if the courtyard gets treated purely as an indoor-outdoor entertaining space and finished like a living room.

Where a Courtyard Fits Alongside Other Passive Strategies
