How to Remove Efflorescence (White Salt Patches) From an Exterior Wall in Kolkata's Humidity

If you have noticed a chalky white powder creeping across an exterior wall of your New Town or Salt Lake flat this monsoon season, wiping off on your finger like flour but returning within a few weeks no matter how many times you scrub the surface clean, what you are looking at is efflorescence, and it is neither mould nor a paint defect, so painting straight over it without first tracing where the moisture inside the wall is actually coming from is the single most common mistake we see homeowners make in Kolkata, because it almost always means paying for the same repair twice within a year. What Efflorescence Actually Is, and Why Kolkata's Climate Makes It Worse

Efflorescence happens when water moving through brick, concrete block, or plaster dissolves naturally occurring soluble salts, mainly calcium and sodium sulphates present in cement, sand, and fired clay bricks, and carries them toward the surface as the water evaporates, leaving the salts behind as a crystalline white deposit once the moisture has gone. It is fundamentally a moisture transport problem before it is ever a surface problem, which is why treating only the visible white patch without addressing how water is getting into the wall in the first place is close to guaranteed to fail. Kolkata's climate is close to a worst case scenario for this, with relative humidity regularly sitting between 70 and 90 percent through the monsoon months and a water table across low-lying pockets of Rajarhat and parts of New Town's older sectors that sits close enough to the surface to keep ground moisture wicking up through foundation walls year round, so we see efflorescence appear on facades that are barely three or four years old, well before any reasonable expectation of wall ageing, particularly on plots where the DPC, the damp proof course laid at plinth level to stop rising damp, was either skipped or done poorly during original construction.

Tracing the Moisture Source Before You Touch the Wall

The mistake we correct most often is a homeowner or a local contractor scrubbing off the white deposit and repainting the same week, without ever asking why the wall got wet in the first place, and within one full monsoon cycle the patch is back, sometimes worse than before because the fresh paint film has trapped moisture that would otherwise have evaporated. Before any cosmetic work starts, we walk the building looking for the actual entry point, and it is almost always one of a small handful of culprits.

  • Check parapet coping and terrace waterproofing for cracks that let rainwater track down behind the facade
  • Inspect window and AC sleeve sealant for gaps where driving monsoon rain enters around the frame
  • Look for leaking or corroded plumbing chases and overflow pipes routed through the same exterior wall
  • Confirm whether the plinth has a functioning damp proof course or visible rising dampness at the base
  • Check sunshades, chajjas, and balcony slabs for reverse-fall drainage that pools water against the wall face

Once we know whether the moisture is coming from above, a terrace or parapet failure, from the side, a window or AC sleeve gap, or from below, rising dampness through the plinth, the treatment plan changes accordingly, and skipping this step is why so many efflorescence fixes in Kolkata do not last past the next monsoon.

Mechanical Removal: Getting the Salt Off Without Damaging the Plaster

Once the source is under control, the actual removal is a straightforward, if somewhat unglamorous, process. We start dry, using a stiff nylon or coir brush to knock off as much of the loose salt crust as possible before any water touches the wall, because wetting the deposit first only redissolves the salts and drives some of them back into the pores of the plaster rather than clearing them away. For a typical exterior wall section of 150 to 250 square feet, dry brushing alone usually takes a two person crew about half a day. Stubborn, deeply crusted patches that will not lift with brushing get a diluted acid wash, typically a 1 in 10 solution of muriatic acid applied with a soft brush, left for no more than a few minutes, then neutralised immediately with a lime wash or a baking soda solution and rinsed thoroughly with clean water, because unneutralised acid residue left in the plaster becomes its own long term source of fresh efflorescence. We never recommend a wire brush on a painted or textured surface, since it scratches the plaster and creates new pockets for moisture and salt to collect in, and we generally advise against acid washing anything more than the localised crusted patches rather than treating an entire facade with acid as a default first step.

Breathable Coatings: The Fix That Actually Lasts Through a Kolkata Monsoon

This is the step most local painting contractors get backwards, and it is the reason efflorescence returns on so many freshly painted Kolkata facades within a single season.
