Wall Putty Quality: The Prep Step That Determines If Your Paint Job Lasts Through Monsoon

We get called back to inspect more exterior paint failures in New Town and Salt Lake buildings than almost any other finishing complaint, and in nearly every one of those visits the paint itself, the actual pigmented coating the client paid a premium brand price for, turns out to be blameless, because the real failure sits one layer underneath it in the putty coat that was applied before anyone even opened a paint tin. Putty is the step nobody photographs for the portfolio and nobody budgets extra time for, and it is exactly because it disappears under the finish that it becomes the layer where contractors cut corners without the client ever knowing until the bubbling and peeling starts, usually right on schedule with the first heavy monsoon after the paint job. If you are about to repaint an exterior wall, or you are watching a contractor's crew work through the prep stage right now, this is the one thing worth stopping to check before the roller ever touches the wall, because once paint goes over bad putty, you will not get a second chance to fix it cheaply.

Acrylic Putty and White Cement Putty Are Not Interchangeable

The two putty types you will encounter on almost every Kolkata job are white cement based putty and acrylic (polymer-based) putty, and the difference between them is not a marketing distinction, it is a chemical one that directly determines how the wall behaves under moisture. White cement putty is a cementitious material, essentially white cement blended with polymers and fine mineral fillers, and its defining trait is that it is inherently porous, meaning it will absorb and release moisture from the wall over time the way cement-based materials generally do. Acrylic putty, by contrast, is a purely polymer-based compound with no cement content at all, and it forms a comparatively less porous, more flexible film once cured, which allows it to expand and contract slightly with the wall's temperature swings without cracking, and to resist water absorption at the surface far more effectively than a cementitious putty does. For exterior applications specifically, this difference is not marginal, because Kolkata's exteriors are not dealing with occasional rain, they are dealing with four sustained months of monsoon humidity sitting above 80 to 90% for days at a stretch, plus direct wall-wetting rainfall that a north-facing or west-facing elevation in an open plot in Rajarhat or New Town can take head-on for hours during a single storm.

The practical failure mode we see over and over is a white cement putty applied on an exterior wall and then simply painted over with an exterior emulsion, on the assumption that the paint film alone will keep water out. It does, for a while. But paint films are never perfectly impermeable at a microscopic level, and any moisture that does work its way through, whether through a hairline crack, a pinhole in the film, or simple vapor diffusion over a long soak, gets absorbed into the porous cement putty underneath, and because that putty has nowhere for the moisture to go once it is sealed in by a paint film on top, it sits there through the dry months and then the wall goes through the cycle again next monsoon. Two or three cycles of this and you get exactly what shows up on our inspection calls: putty that has lost adhesion to the plaster below it, paint that bubbles and blisters because the film is being pushed off by trapped moisture pressure, and in the worst cases entire sheets of putty and paint peeling away together, sometimes within twelve to eighteen months of a paint job the client paid full rate for.

Why This Mistake Happens So Often

The honest reason we see white cement putty used on exteriors as often as we do is cost, plain and simple, because white cement putty typically runs meaningfully cheaper per kilogram than acrylic putty, and on a large exterior elevation where the putty quantity can run into several hundred kilograms, that price gap adds up to a real number that a contractor quoting a competitive rate can shave off the bill without the client noticing anything different at handover, since both putties look identical once sanded smooth and painted. There is a secondary reason too, which is that many painting crews genuinely default to white cement putty out of habit because it is what they have always used for interior work, where the porosity issue barely matters since interior walls are not taking direct rain exposure, and the same crew simply carries that habit outside without adjusting for the very different moisture load an exterior wall faces. We have walked onto sites mid-project where the interior and exterior walls were being puttied with the exact same material from the same batch, purely because nobody on the crew had been told to differentiate, and that is a detail that a supervising designer or site engineer needs to be actively checking rather than assuming the contractor has already handled correctly.

How to Actually Check What Went on Your Wall

The frustrating part for most homeowners is that once putty is sanded and painted, you cannot tell acrylic from white cement putty by looking at it, so verification has to happen either before the paint goes on or through checking documentation, and we walk clients through both routes depending on where they are in the project. If the putty is still exposed and unpainted, the simplest field check is a water sensitivity test: dab a small amount of water on an inconspicuous patch of the cured putty surface and leave it for ten to fifteen minutes. White cement putty will typically show visible darkening, softening, or a slightly chalky residue when rubbed after that soak, because it is absorbing the water into its porous structure, while a properly cured acrylic putty surface will largely resist that darkening and will not soften or chalk the same way under a light rub. This is not a laboratory-grade test, but it is a reliable enough field indicator that we use it ourselves during site visits when we want to confirm what a client's existing contractor has actually applied.

The more reliable check, and the one we push clients to insist on from the start, is simply asking the contractor to show the empty putty bags or drums as work progresses, since every reputable manufacturer, whether it is a major national brand or one of the regional Kolkata suppliers, prints the product type clearly on the packaging, and a contractor confident in their material choice will have no issue keeping the empty bags on site for the client or supervising designer to check against the quotation. If a contractor is reluctant to show packaging, mixes putty out of unmarked drums, or gives vague answers about "waterproof putty" without naming the actual product, that is a signal worth pausing the work over, because the cost difference between the two putty types on a typical 800 to 1,200 square foot exterior elevation usually comes out to somewhere between ₹8,000 and ₹18,000 depending on wall area and number of coats, which is a modest number set against the cost of redoing an entire failed paint job with scaffolding, labor, and material all over again within two years.

What We Specify on Our Own Projects

On every exterior elevation we detail, we specify acrylic putty as the base coat regardless of budget tier, applied in two coats with proper sanding between coats and a minimum curing window before the primer goes on, and for west-facing or otherwise heavily rain-exposed walls we often add a waterproofing primer or exterior sealer coat underneath the topcoat as an additional moisture barrier, particularly on open-plot independent houses in Rajarhat and the outer stretches of Action Area III where there is no adjacent building to buffer wind-driven rain. We do still use white cement putty for interior walls where the cost saving is genuine and the moisture exposure risk is negligible, because there is no reason to spend the premium where it does not buy you anything, but the line we hold firm on is that exterior work does not get the cementitious version regardless of how the contractor's original quote was structured, and we have had to renegotiate more than one contractor's material list on this exact point mid-project.
