Basement Parking in New Town: Why High Water Tables Change the Design Brief

Every time a client asks us to work a basement parking level into a New Town project, the first thing we do before sketching anything is commission a proper soil investigation, and we do this not as a formality but because New Town sits on reclaimed wetland and low-lying agricultural land that was built up over the last two decades, which means the water table across large parts of the township, including much of Action Area I and the newer sectors further out, sits considerably closer to the surface than what a client coming from an older, higher-lying part of Kolkata might expect. A single-level basement designed to sit a metre or two above the seasonal high water mark is a manageable, well-understood proposition that we have executed successfully on several New Town projects, but pushing for a deeper double basement on a site where the water table is already shallow means committing to a much more aggressive dewatering plan during excavation, a more robust permanent waterproofing and drainage system, and often a raft foundation designed to resist hydrostatic uplift pressure from groundwater pushing up against the basement slab, which is a real structural force that has to be actively designed for rather than assumed away. How This Interacts With Road Width and Ramp Access
