If you are searching for a pre-monsoon waterproofing checklist that can actually be completed before June in Kolkata, the working answer we give every client is that May is the only month that offers a real dry window to do the job properly, because Kolkata's monsoon typically breaks in the first half of June, and once the first proper showers arrive, a terrace membrane or a balcony sealant simply will not cure the way it needs to on a wet surface. That is why the checklist below is deliberately time-boxed to what a home can realistically finish inside four weeks, rather than a general list of monsoon-proofing ideas with no deadline attached to them.

Why May Is the Only Window That Works

Kolkata sits in a tropical climate zone with a clearly defined monsoon season, and as its Wikipedia entry notes, the city's heaviest rainfall arrives between June and September, which leaves April uncomfortably hot for most waterproofing chemicals to cure evenly and leaves nothing at all once the rains begin. May sits in the narrow middle ground where surface temperatures have eased slightly from the April peak and the sky is still reliably dry for the two to three consecutive days that most membrane and sealant treatments need between coats. Over a decade of handling terraces and balconies across New Town, Salt Lake, and Rajarhat, on both new builds and renovations, has taught us that a job started in the first week of May has enough slack built in to absorb a delayed material delivery or an unexpected labour gap and still finish with days to spare, while the same job started in the last week of May is one bad weather day away from missing the deadline entirely.

Older Buildings vs Newer Construction

Not every terrace needs the same treatment, and one thing we always check before quoting a May job is how old the existing waterproofing is and what method was used originally. Flats built before roughly 2010 in and around Salt Lake often still carry an older bitumen felt treatment that has usually failed in multiple spots by now, and repairing that properly means stripping the old felt back to the slab rather than simply recoating over it, which adds a day or two to the timeline and pushes the cost toward the upper end of our fifty five to ninety rupee per square foot range. Newer construction in New Town and Rajarhat, built over the last ten to twelve years with an APP membrane or a modern liquid waterproofing system from the start, usually just needs a recoat and a careful check of the parapet joints, which is why we always ask for the building's age and original waterproofing method before giving a family a firm May timeline, since the two jobs are genuinely different in scope even though they solve the same problem.

Terrace Membrane Check and Recoat

The terrace is where a missed pre-monsoon window causes the most expensive damage, because water that gets past a cracked or bubbling membrane travels down through the slab and shows up months later as a damp patch on a ceiling one or two floors below, often far from where the actual leak began. We start every terrace check by walking the full surface for hairline cracks, checking where the membrane meets the parapet wall for lifted edges, and testing low spots where water tends to pool rather than drain, and depending on what we find, the fix ranges from a fresh coat of liquid waterproofing chemical over an existing membrane that is still basically sound, to a full brick bat coba or APP membrane redo where the old treatment has failed. Costs for this kind of terrace work typically run between fifty five and ninety rupees per square foot depending on the method, and a standard terrace in a New Town flat, somewhere between six hundred and twelve hundred square feet if it is a shared terrace, needs three to five working days including cure time.

Clearing Balcony and Terrace Drains

A blocked rainwater outlet is the single most common cause of the pre-monsoon calls we get, because a full dry season of leaves, incense ash from evening prayers, and ordinary construction dust settles into terrace and balcony drains over the months, and nobody notices until the first heavy shower backs up and sends water pooling against a door threshold instead of draining away cleanly. Clearing every outlet by hand, checking that the drain pipe itself has not cracked where it passes through the slab, and resealing the floor-to-wall junction on each balcony with a flexible sealant is roughly half a day's work per balcony, costing somewhere between three and eight thousand rupees, which makes it the cheapest item on this entire checklist relative to the damage it prevents.

Sealing Window Sills and External Wall Joints

Window sills take a beating from Kolkata's combination of intense sun and driving monsoon rain, and by April most sills we inspect have at least some cracking at the frame-to-wall junction, especially on west and south facing walls that get the harshest weathering. We fill these joints with a polyurethane sealant rather than ordinary cement, because cement shrinks and cracks again within a season or two while a proper sealant flexes with the building's natural movement, and this work runs about a hundred and fifty to three hundred and fifty rupees per running foot depending on how much surface preparation the sill needs first.
