Rewiring an Old Salt Lake Flat: Load Capacity, Conduit Routing and What Rarely Gets Talked About

When we walk into a Salt Lake flat built in the late 1970s through the mid 1990s to scope a renovation, one of the first things we do, often before we have even discussed layout or finishes, is open the meter board and trace the original circuit distribution, because in a striking number of these homes the household is running a genuinely modern electrical life, two or three split air conditioners, a microwave, a washing machine, an induction cooktop, multiple televisions and chargers, off wiring and a sanctioned load that was designed decades ago for a household with a couple of ceiling fans, some tube lights, and perhaps one window AC in the master bedroom if the family was relatively well off at the time. The gap between what these flats were engineered to carry and what they are actually carrying today is not a minor technicality, it is a genuine safety and reliability issue that shows up as frequently tripping MCBs, warm switch plates, flickering lights when the AC compressor kicks in, and in the more serious cases we have seen, scorched wiring inside conduit that had been silently overheating for years before anyone noticed.

Why These Flats Were Wired for a Different Era

Salt Lake's residential blocks were built in phases from the 1960s through the 1990s under a set of assumptions about domestic electricity consumption that simply do not hold anymore, when the sanctioned load for a typical two or three bedroom flat commonly sat somewhere in the range of 1 to 2 kilowatts, enough for lighting, fans, a refrigerator and perhaps a television, because air conditioning was a luxury few households had in more than one room, if at all, and appliances like microwaves, induction cooktops and multiple large refrigerators simply were not part of the average middle class Bengali household's expectations. The wiring itself reflects those assumptions in ways that are not always obvious until you actually open a wall or a switchboard. Conductor gauge in these flats is frequently undersized by today's standards, often 1.0 or 1.5 square millimetre copper on lighting circuits and 2.5 square millimetre on what were then considered power circuits, run through thin-walled PVC conduit that has become brittle with age, with a single circuit sometimes feeding an entire flat's sockets rather than the segregated, load-balanced circuit design that current practice calls for. Add to that the fact that many of these flats still have rewireable fuse boards rather than proper MCB distribution boards, and you have a system that was reasonably safe for its intended 1980s load but is now operating well outside its design envelope every single day.

What We Actually Check Before Recommending a Rewire

We do not recommend a full rewire on every old flat we touch, because the cost and disruption is significant and it is not always necessary, so the first thing we do is a proper load audit rather than a blanket recommendation. This means listing every major appliance the household currently runs or plans to run, calculating the connected load in kilowatts, and comparing that figure against both the sanctioned load on the electricity bill and the actual physical condition and gauge of the existing wiring. As a rough sense of scale, a modern three bedroom Salt Lake flat running two 1.5 tonne split ACs, a geyser, a washing machine, an oven or induction cooktop, a refrigerator and standard lighting and fan load can realistically draw a connected load in the range of 6 to 8 kilowatts at peak, which is three to four times what the original 1980s sanction typically allowed for, and no amount of careful appliance staggering changes the fact that the physical copper in the wall was never sized for that current.

Where we find the existing conductor gauge is undersized for the loads it is now carrying, where the insulation has visibly degraded, cracked, or shows heat discolouration at joints, or where the distribution is still on an old rewireable fuse system rather than MCBs with proper earth leakage protection, we recommend a full rewire rather than a patch job, because partial fixes on compromised wiring tend to just relocate the risk rather than remove it. Where the existing wiring is in reasonable physical condition and the gauge is adequate but the distribution board and circuit segregation are outdated, a more targeted upgrade, replacing the board, adding dedicated circuits for high draw appliances like ACs and the kitchen, and adding proper earthing, can sometimes be done without opening every wall in the flat.

How We Route Conduit in an Occupied Renovation

The practical challenge with rewiring an occupied flat, as opposed to a bare shell, is that every metre of new wiring needs a path to travel, and in a finished flat that path usually means either chasing new conduit into existing plaster, which is disruptive and dusty but gives you a clean, code-correct concealed run, or surface-mounting PVC casing-capping trunking along skirting lines and ceiling junctions, which is faster and less invasive but visible unless carefully planned around furniture layout and false ceiling lines. For the false ceiling and lighting circuits specifically, a rewire is also the right moment to plan your electrical layout around the lighting design you actually want rather than retrofitting new fixtures onto old, awkwardly placed points, and if your renovation includes a false ceiling with cove lighting or layered ambient and task lighting, coordinating that plan with your electrician before the rewire begins saves you from cutting into freshly finished ceiling later to relocate a point that was never going to work with the new layout, something we handle as part of our false ceiling and lighting design work on these renovations.

Applying for a Higher Sanctioned Load Through WBSEDCL

Rewiring the flat solves the physical safety problem, but it does not by itself change what the electricity board's records say you are allowed to draw, and running a genuinely higher connected load than your sanctioned load, even on wiring that can now physically handle it, means you are operating outside your legal supply agreement and can face load-related penalties or a forced disconnection if the discom's monitoring flags the discrepancy. The process to formally increase your sanctioned load through WBSEDCL, which is the distribution utility covering Salt Lake and the wider Bidhannagar area, starts with submitting a load enhancement application at your local WBSEDCL customer care centre or through their online consumer portal, along with your existing consumer ID, a copy of your electricity bill, and a load calculation for the enhanced requirement, which your electrician or our team can prepare for you based on the actual appliance list from your renovation plan.

WBSEDCL will typically depute a technical team to inspect the site, verify that your internal wiring and distribution board can safely support the enhanced load you are requesting, which is precisely why getting the rewire done properly and to code before applying matters, since an inspection that finds substandard wiring can result in the enhancement being rejected or held pending remedial work. Processing timelines vary depending on whether the enhancement requires only a meter and service line upgrade or a more substantial change to the transformer capacity feeding your block, but for a straightforward single-flat enhancement within an existing building's overall supply capacity, applicants can generally expect the process to move over a period of a few weeks once the site inspection is cleared, with an additional charge payable based on the incremental kilowatts sanctioned. It is worth having this conversation with your building's residents' association early as well, because in some older Salt Lake blocks the overall transformer or feeder capacity serving the building was also sized for 1980s consumption, and if enough flats in the same building are independently applying for load enhancements, a building-wide capacity review becomes the more sensible long-term fix than each household negotiating its own increase in isolation.
