Tall Unit and Larder Storage Ideas for New Town High-Rise Kitchens

If you've moved into a high-rise in New Town in the last few years, you already know the kitchen is smaller than the one you grew up with, and yet somehow you're expected to store the same pressure cooker collection, the same steel dabbas your mother sent with you, the same bulk rice and atta sacks you buy every festival season because prices only go one direction, and that mismatch between what the builder gave you and what you actually own is where most kitchen frustration in this city really comes from.

We've fitted out kitchens in G+4 apartment blocks across Action Area I, II and III for over a decade now, and the complaint we hear most isn't about the hob or the sink, it's almost always about not having anywhere to put things, so this piece is about the two elements that solve that problem more than any other single decision you'll make in a New Town kitchen: tall units and larder storage, what they actually are, where they work in a typical high-rise floor plate, and what we'd genuinely recommend given the layouts we see here.

This isn't a generic modular kitchen listicle either, it's written around the specific constraints of New Town flats, which is to say compact L-shaped or galley kitchens, one external wall if you're lucky, service ducts eating into a corner, and a monsoon humidity level that makes cheap board swell inside two years if nobody warned you about it.

What Actually Goes Inside a Larder Unit, and Why the Mechanism You Pick Matters More Than the Finish

The mechanism is the larder, not the cabinet. Most people walk into a modular kitchen showroom, see a tall unit with a laminate shutter and a nice handle, and assume that's the larder sorted, but the shutter is just the door, the actual larder is whatever pull-out system sits behind it, and this is where we see New Town clients make the most expensive mistake in the whole kitchen budget. There are basically three mechanisms in play here, a swing-out wire basket unit hinged off the shutter itself so the whole rack rotates out with the door, a straight pull-out trolley on telescopic channels that slides forward on runners fixed to the cabinet floor, and a tandem box system where multiple drawers stack vertically and each one glides out independently. For a kitchen under 8 by 10 feet, which describes the vast majority of Action Area flats we've fitted, the swing-out wire basket is almost always the wrong call even though it's the cheapest option and the one showrooms push hardest, because the swing radius eats floor clearance you don't have in a galley layout, and we've measured clients' kitchens where the basket physically can't open past 90 degrees without hitting the opposite counter. The straight pull-out trolley is what we specify in probably seven out of ten larder installs here, because it needs no swing clearance beyond the depth of the unit itself, and a decent telescopic channel rated for full extension shows you everything on the trolley at once instead of forcing you to reach past the front row to find what's behind it, which sounds minor until you've spent two years reaching past the same tin of besan to get to the one hiding behind it.

Hardware load rating is where the cheap quote and the real quote start to diverge. A larder trolley loaded the way an actual Bengali kitchen gets loaded, dal, chal, atta, five or six masala tins, a couple of oil bottles, easily crosses 25 to 30 kilograms once everything's actually stocked, and the difference between a channel rated for that weight and one that isn't shows up as sag within eighteen months, the trolley starts dropping at the front the moment you pull it out, the drawer face stops sitting flush, and eventually the runner jams altogether. We only spec ball-bearing telescopic channels for larder trolleys now, never the cheaper roller-guide type that some contractors quote to shave a few thousand rupees off the estimate, because roller guides are fine for a lightweight cutlery drawer and genuinely wrong for anything carrying kitchen bulk storage, and the soft-close damper matters here too, not as a luxury feature but because a larder trolley slamming shut under 25 kilograms of load is exactly how the internal basket welds crack at the joints over a couple of years of daily use, and once a weld cracks the whole trolley has to be replaced, not repaired, since nobody in Kolkata stocks spare parts for most of these imported hardware lines.

Ventilation inside the larder is the thing almost nobody in New Town asks about, and it's the reason the rice weevils keep coming back. A sealed laminate or acrylic shutter that closes tight against the cabinet frame looks premium in the showroom, but it also means the air inside that larder cavity barely turns over, and in Kolkata's humidity, especially through the monsoon months from June to September, that trapped, still, slightly damp air inside a closed larder is close to ideal breeding condition for the weevils that show up in stored rice and atta, the ones every household here has dealt with at some point and blamed on the grocer instead of the storage. The fix is simple and it costs almost nothing at the manufacturing stage if you ask for it before the shutters are cut, which is small ventilation slots or a perforated grille panel set into the upper and lower edge of the larder shutter, enough to let air actually move through the cavity without letting dust or insects in from outside, and we've started specifying this as standard on every larder unit we fit in New Town regardless of budget tier, because the cost of a grille insert is a few hundred rupees and the cost of throwing out a month's stock of infested atta is a lot more than that, and it happens to almost every household here at least once before somebody tells them why. The other thing worth doing, and this one's free, is not lining the base of every larder shelf with a plastic mat, because the mat traps whatever moisture condenses on the board underneath it and you end up with a musty smell that no amount of cleaning fixes until you pull the mat out and let the shelf actually breathe.

Board grade inside the larder cavity matters more than the shutter finish everyone obsesses over. Clients spend a disproportionate amount of the design conversation on whether the shutter should be laminate or acrylic, matte or gloss, and almost none of it on what the internal carcass of the larder is actually made from, and that's backwards for a New Town flat, because the carcass is what sits in direct contact with humid air and the occasional spill for the next fifteen years while the shutter just gets wiped down. We only use BWP-grade plywood, boiling waterproof grade, for the internal structure of any larder or tall unit in a New Town project, never MR-grade or a cheaper particle board, because particle board and MR ply both swell at the cut edges once ambient humidity sits above 70 percent for extended stretches, which is basically every monsoon here, and once the edge swells the shelf stops sitting flat and the trolley or basket resting on it stops sliding true. The edge banding matters just as much as the board grade itself, a 2mm PVC edge band that's properly hot-pressed and trimmed will keep moisture out of the exposed ply edge for years, while the thin, cheaply applied 0.5mm tape some budget vendors use starts peeling within the first monsoon season and once it lifts even slightly at one corner, water finds its way into the ply core from that single point and the swelling spreads from there, quietly, until you notice the shelf's gone soft only when something heavy is already resting on it.

Where the larder sits inside the kitchen footprint changes the mechanism decision too, and this is the sub-angle most kitchen guides skip entirely because it only shows up once you've actually planned a few dozen New Town layouts. In a straight galley kitchen, which is what you get in most 2BHK Eco Space and Rustomjee Urbania units, we place the larder at whichever end of the run is furthest from the hob, not because of tradition but because the end near the hob picks up cooking heat and steam every single day, and repeated heat cycling on a laminate shutter over years is what causes the laminate to lift at the edges faster than anywhere else in the kitchen, so keeping the larder at the cooler end genuinely extends the shutter's working life by several years. In an L-shaped layout, the corner itself is almost never the right spot for a larder despite looking like free space on the plan, because a larder trolley needs a straight pull path and a corner cabinet forces you into either a lazy susan carousel, which wastes a shocking amount of the corner's actual volume on the rotating mechanism itself, or an awkward diagonal unit that nobody in the household actually likes reaching into, so our default now is to push the larder to the straight run adjacent to the corner and let the corner itself take a simpler pull-out or a fixed shelf for the bulkier, less frequently accessed items, basically accepting that not every cubic foot of a small kitchen needs to work equally hard, some of it just needs to hold the pressure cooker you use twice a month without getting in anyone's way.

How We Actually Zone a Tall Unit, and Why the Duct Above Your Hob Decides the Ceiling Height You Get to Work With

Most people think a tall unit is just a fridge-height cabinet you fill top to bottom with whatever needs a home, and that's where the mistake starts, because a 2100mm or 2400mm column has three very different reach zones inside it and if you don't design for that on paper before the carpenter starts cutting board, you end up with the same outcome we see in almost every retrofit call we get in New Town, which is a bottom shelf crammed with things nobody can bend down for anymore and a top shelf nobody can reach without a stool kept permanently in the kitchen.

The zoning we actually use, and this is basically the same logic whether it's a Rustomjee Urbania flat or a smaller Eco Space unit, is that the bottom 450 to 600mm from the floor goes to the heaviest, least-used items, your bulk atta and rice sacks, the pressure cooker you use twice a month, things you're fine crouching for occasionally, and this zone works best as a pull-out crate rather than a fixed shelf because at floor level a fixed shelf means you're reaching in blind past whatever's stacked in front. The middle band, roughly 600mm to 1600mm off the floor, is your daily-use zone and it should hold everything you touch every single day, your spice dabbas, the atta you're actually cooking with this week, snacks, the stuff that gets opened and closed multiple times a day, and this is the only zone in the whole tall unit where we'd ever recommend open shelving over a shutter, because a shutter you open forty times a day is a hinge you're replacing in three years. Above 1600mm is where the argument with clients usually happens, because everyone wants that top zone for daily items and it's simply the wrong instinct, that space should carry the things you touch once a month or once a festival season, the extra dinner set, the tiffin carriers you only use for pujo, and if you're under 5'4" that top zone genuinely needs either a pull-down basket mechanism or you accept you're not using it without help, so factor that into the budget conversation early rather than discovering it after handover.

The part that actually catches New Town owners off guard, and this is specific to this city's high-rise stock in a way it wouldn't be in an independent house, is that your usable tall unit height is not the same number your architect's floor plan suggests, because the false ceiling drop for the kitchen exhaust duct, and in a lot of Action Area III towers there's also a plumbing chase feeding the flat above, routinely eats 300 to 450mm off your real ceiling height right above the hob and the adjacent wall run, so the tall unit that looks like it should go to 2400mm on paper sometimes physically tops out at 2000mm once the duct box is framed in, and we've had to redo laminate orders twice in the last two years because a client's contractor measured off the architect's drawing instead of the site after the false ceiling went up. Our rule now, and we'd genuinely recommend any New Town owner insist on this with whoever's doing their kitchen, is nobody finalises tall unit height or larder shutter sizing until the false ceiling and duct boxing is physically complete and someone's stood in the kitchen with a laser measure, because a centimeter of error at the top compounds into a shutter that won't close or a gap that collects dust for the next decade.

  • Reserve the 600-1600mm band for daily-use items only, nothing you touch less than weekly
  • Put heaviest, bulkiest items on a floor-level pull-out crate, not a fixed bottom shelf
  • Budget for a pull-down basket on anything above 1600mm if the household is under 5'4"
  • Confirm with your contractor whether an AC or plumbing chase runs through the tall unit's wall before finalising width
