What to Actually Do With the Space Under Your Staircase in a Duplex Flat

Nearly every duplex and triplex unit we have worked on in New Town over the past several years arrives with the same unresolved question sitting quietly under the internal staircase, because builders almost universally hand over that triangular void as raw, unfinished space, sometimes bricked up entirely, sometimes left open with exposed conduit and a bare floor, and it falls to us during the interior design phase to decide what actually goes there, and the honest answer is that there is no single correct use, there are three genuinely different options each with its own structural demands, cost, and daily payoff, and the right one depends far more on your staircase's specific geometry and your household's actual storage gaps than on which option looks best in a reference photo. Across the duplex projects we have handled in New Town's Action Area I and II developments, where staircases typically run a single dogleg or a straight flight rising 10 to 11 feet over 12 to 14 treads, the resulting under-stair void usually works out to somewhere between 55 and 90 square feet of floor area, tapering from a full 6 to 7 foot ceiling height near the base of the stair down to almost nothing at the top few treads, and it is that taper, more than anything else, that decides which of the three uses we recommend.

Reading Your Own Staircase Before Deciding Anything

Before we walk a client through options, we always measure the actual usable envelope of their specific void, because a straight single-flight staircase against one wall gives you a long, evenly tapering triangular volume that suits a walk-in cupboard well, while a dogleg or quarter-turn staircase, common in many New Town duplex layouts to save overall footprint, breaks the void into two shorter triangular sections separated by the landing post, which is often better suited to drawer-under-tread storage in one section and a compact utility use in the other rather than one continuous room. We also check the void's access point, since a straight run typically allows a door or drawer face on the long open side facing the living or dining area, while a dogleg staircase sometimes only offers access from a narrower end, which immediately rules out a walk-in cupboard door swing and points us toward pull-out drawers instead. This initial read takes us perhaps twenty minutes with a tape measure and a torch, but it saves clients from committing to a Pinterest-inspired layout that their specific stair geometry simply cannot support.

Option One: Drawer-Under-Tread Storage

The most structurally forgiving option, and the one we recommend by default when a client hasn't expressed a strong preference, is building a bank of pull-out drawers into the tapering face of the staircase, essentially treating each tread's underside as the top of a drawer box, with drawer depth naturally decreasing as the stair rises. This approach needs no new partition walls and no door, which means it adds no load to the surrounding structure beyond the drawer carcasses themselves, typically built from 18mm exterior-grade plywood with soft-close telescopic runners, and because the drawers are sized to the stair's own geometry rather than a standard module, we build them individually rather than pulling from a catalogue. In a recent duplex project in New Town where the staircase ran a straight 11-foot flight, we fit five stepped drawers of decreasing depth, the lowest around 20 inches deep and the topmost closer to 8 inches, giving the family a combined storage volume roughly equivalent to two full-height wardrobe columns, which they use for out-of-season linens, extra crockery, and the children's board games and sports equipment. The full drawer bank, including plywood carcass, laminate finish, and hardware, came to approximately 78,000 rupees, and critically, this option preserved the open, airy feel of the void from the living area side, since we finished the drawer faces in a laminate matched to the staircase's own paneling so the whole assembly reads as part of the stair rather than as an inserted cabinet.

Option Two: The Walk-In Cupboard

Where a straight-flight staircase gives at least 6 feet of ceiling height at its tallest point and the void is accessible from a full-width face rather than a narrow end, we sometimes build out a genuine walk-in storage room instead, framing a stud partition wall along the open face of the triangle with a single door, and fitting the interior with shelving and hanging rails scaled to the available height at each point along the taper. This option demands more from the structure than a drawer bank, since it requires a partition wall footing that in most cases needs a mason's involvement rather than pure carpentry, and depending on the building's specific municipal jurisdiction, whether it falls under NKDA in New Town proper or under KMC or Bidhannagar Municipal Corporation rules in adjoining pockets, any partition that alters the sanctioned internal layout as filed with the building plan can require a heads-up to the relevant authority even for interior work, which is a step our studio, being empanelled for NKDA submissions, handles directly for clients rather than leaving them to navigate it separately. Cost-wise, a walk-in cupboard build of this kind, covering partition framing, a door, internal shelving, and finishing, has run our clients between 1.1 and 1.6 lakh rupees depending on the void's total square footage and finish level, meaningfully more than a drawer bank, but the payoff is a fully enclosed room that hides its contents completely and can accommodate taller items like a vacuum cleaner, a folded ironing board, or luggage that simply won't fit into a stepped drawer's decreasing depth.

Option Three: The Mini Powder Room

The third option, and the one we get asked about most often precisely because it solves a genuinely common duplex problem, converts the under-stair void into a small guest powder room, addressing the recurring inconvenience of guests on the ground floor of a duplex having to climb to an upper level bathroom, which in a home with visitors during festivals or family gatherings becomes a real daily friction point. This is by far the most structurally and cost intensive of the three options, since it requires new plumbing runs for a water supply line and a waste line back to the building's stack, proper waterproofing of the floor and lower walls, ventilation, either mechanical or through a small vent if an external wall is within reach, and typically a floor level that may need to be built up slightly to accommodate the waste line's fall, and in a New Town duplex void that tapers to under 6 feet of height at its tallest point, fitting a WC, a compact wash basin, and enough clearance to actually use the room comfortably is only possible where the staircase's tallest section offers at least 6.5 feet of headroom and around 20 square feet of relatively rectangular (not sharply tapering) floor area. We built one of these for a family in a New Town Action Area I duplex whose staircase happened to run against an external wall, which simplified the ventilation, and the finished powder room, including plumbing, a compact wall-hung WC, a corner basin, tiling, and waterproofing, came to approximately 2.4 lakh rupees, considerably more than either storage option, but the client's own framing of the decision was that they had been apologizing to guests for the upstairs-only bathroom situation for two years before we solved it, and that the cost bought back a genuine daily embarrassment rather than just storage capacity they might use occasionally.

Weighing the Three Against Each Other Honestly

If we had to summarize the trade-off in one pass, the drawer-under-tread option is the right call when a household's real problem is a lack of storage for linens, seasonal items, or household equipment and the void's geometry is a tight, sharply tapering triangle that can't comfortably fit a walk-in door swing, the walk-in cupboard is the right call when the void is generous enough in height and access to justify a partition wall and the household wants to hide bulkier items completely out of sight rather than in open drawers, and the powder room is the right call specifically and only when a duplex genuinely lacks a ground-floor bathroom and the void's dimensions clear the plumbing and headroom thresholds a functional WC actually needs, which not every under-stair void does, and we tell clients honestly when their specific staircase can't support it rather than forcing the option they originally had in mind.
