How to Fix Mould and Smell in a Windowless Bathroom in a Kolkata Flat

If you own a flat in New Town, Salt Lake or Rajarhat where the second bathroom sits in the middle of the plan with no window at all, and it has started smelling musty within a year or two of moving in, with faint grey or black mould creeping along the grout lines up near the ceiling corners, you are describing one of the most common calls we get at Studio Contour, and the good news is that it is almost always fixable without breaking the room back to the slab. Compact 2BHK and 3BHK layouts across these neighbourhoods routinely place one bathroom, sometimes the only one attached to a bedroom, entirely inside the footprint of the flat so that the external walls can be reserved for the living room and the balcony, and that single planning decision is the root of the problem nine times out of ten we get called in on. No window means no natural light to help the tile surfaces dry between uses and no passive air path to carry moisture out on its own, so the room stays damp for hours after every shower, and damp air sitting still in a warm, dark room against grout lines and silicone joints is exactly the recipe mould needs to establish itself.

Why an Internal Bathroom Turns Musty Faster Than You Would Expect

The physics here is simple even when the smell feels mysterious. A single shower can push the relative humidity inside a closed bathroom above 90 percent within minutes, and in a bathroom with a window that humidity has somewhere to go, dispersing through natural stack effect and whatever breeze finds its way in, while in a fully internal bathroom it has nowhere to go except back into the tile, the grout and the underside of the false ceiling until a fan or an open door slowly clears it out. Kolkata's baseline humidity does not help matters, with relative humidity sitting above 80 percent for large stretches of the year, which means the air a fan is trying to push moisture into is itself already close to saturated, so the room simply never fully dries between uses the way it would in a drier climate. Add the fact that mould specifically favours dark, still conditions over bright, ventilated ones, and a windowless bathroom stacks every variable against you at once, which is why the smell tends to show up first, usually within six to twelve months of possession, well before the visible mould does.

Sizing the Exhaust Fan So It Actually Clears the Air

Most of the windowless bathrooms we inspect already have some kind of exhaust fan fitted, and most of those fans are badly undersized for the job, because contractors default to whatever compact 4 inch axial fan was cheapest at the local hardware shop rather than actually calculating the airflow the room needs. We size exhaust fans using air changes per hour, and for a fully enclosed bathroom with no other ventilation path we design to roughly 15 air changes per hour rather than the 8 that is often quoted for a bathroom that also has a window. Take a fairly typical windowless bathroom of 5 feet by 7 feet with a 9 foot ceiling, which works out to 315 cubic feet of volume, multiply that by 15 air changes and divide by 60 minutes, and you land at just under 79 CFM (cubic feet per minute) as the minimum extraction rate the fan needs to deliver at the grille, before accounting for any losses in the ducting itself.

In practice we specify BLDC inline duct fans rated at 100 CFM or above for exactly this kind of room, both because the extra capacity covers duct losses and because an inline fan can be mounted mid-duct, away from the room itself, which cuts the noise you actually hear at the grille down to somewhere around 30 to 35 decibels compared with the 45 to 55 decibels a basic wall-mounted axial fan produces at close range. That same decibel-first thinking, moving the noisy component away from the occupied space rather than just tolerating it in place, is close to what we apply on the commercial side too, and we have gone into it in more depth in our guide to solving noise problems in open-plan offices, where the underlying logic is identical even though the room is completely different.

Routing the Duct to an External Wall or a Shared Shaft

The harder engineering question in an internal bathroom is not the fan itself but where the exhaust duct actually goes, since by definition the room does not touch an external wall. In most New Town and Salt Lake apartment blocks built after roughly 2010, the sanctioned plan includes a dedicated vertical shaft running the height of the building specifically to serve internal bathroom exhausts, and the first thing we check on site is whether that shaft is accessible from your false ceiling void, because routing into it is almost always the cleanest option. Where no dedicated shaft exists, we route a rigid duct through the false ceiling of the adjoining passage or bedroom to the nearest external wall, and we insist on rigid PVC or aluminium duct rather than the cheap corrugated flexible hose that most electricians default to, because the ribbed interior of a flexible duct can cut delivered airflow by 30 to 40 percent compared with the same length of smooth rigid pipe, largely defeating the CFM calculation you started with. As a rule we keep duct runs to a minimum internal diameter of 4 inches, avoid runs longer than 15 to 20 feet without an inline booster fan, and route bends as gently as possible, since every 90 degree elbow behaves like several extra feet of straight duct as far as the fan's static pressure is concerned.

Fit a backdraft damper on shared shafts In many older Salt Lake and Bidhannagar blocks, several floors' bathroom exhausts tie into one common vertical shaft. Without a spring-loaded backdraft damper at your duct's exit point, smells and moisture from other flats can travel back down into your bathroom whenever their fan runs and yours doesn't.

Anti-Fungal Finishes That Do the Rest of the Job

A correctly sized fan solves the airflow half of the problem, and the finishes on the walls and ceiling solve the other half, which is giving mould nothing to feed on even in the hours before the fan has fully cleared the room. We have laid out the underlying tradeoffs in more detail in our comparison of epoxy grout and cement grout ahead of Kolkata's monsoon, but the short version for a windowless bathroom is that epoxy grout's non-porous surface simply refuses to host the mould colonies that plain cement grout can develop within 12 to 18 months in a room that never gets direct sunlight to help it dry. Above the tile line, we specify a breathable anti-fungal putty and paint system up to full ceiling height rather than a standard POP finish, because POP and non-breathable putty trap residual vapour behind the surface rather than letting it migrate out, and that trapped moisture is where a lot of the black staining we see on false ceilings above showers actually originates. For a typical 35 square foot bathroom, a proper anti-fungal waterproofing and finish package covering walls to dado height plus the ceiling runs roughly ₹150 to ₹220 per square foot, which is a modest addition on top of a normal tiling budget for the protection it buys.

What If You Genuinely Cannot Route a Duct Anywhere

Occasionally, usually in older buildings that predate current NKDA norms, we find a bathroom that is genuinely landlocked, with no accessible shaft and no adjoining external wall within a reasonable duct run. In those cases we fall back to a recirculating fan fitted with an activated-carbon filter, which handles odour but does nothing for the underlying moisture, so we pair it with a standalone dehumidifier rated for roughly 10 to 12 litres a day, run on a humidistat-controlled timer so it only kicks in once the room actually needs it rather than running continuously. Whichever fan type you use, the room also needs somewhere for replacement air to come from, and we keep a 10 to 12mm gap under the bathroom door for exactly that reason, because a fan running against a fully sealed room cannot pull air through effectively and can, in some shared-shaft cases, actually reverse and pull air backward instead of exhausting it forward.

  • Calculate CFM using 15 air changes per hour for a fully enclosed bathroom
  • Choose a BLDC inline duct fan over a cheap axial wall fan for lower noise
  • Route rigid 4 inch duct to the nearest external wall or shared exhaust shaft
  • Fit a backdraft damper if the shaft is shared with other floors
  • Use epoxy grout or an anti-fungal admixture in cement grout for wet zones
  • Keep a 10-12mm undercut on the bathroom door for makeup air

When a bathroom like this includes a vanity unit or a storage cabinet, which most do, the carcass material matters just as much as the wall finish, and whenever we are specifying a vanity as part of a broader custom furniture design package for a windowless bathroom, we default to marine ply or WPC rather than standard MDF, because MDF swells and delaminates within a couple of humid seasons in a room that never fully dries. A windowless bathroom is one of several inherited quirks we see repeatedly in Kolkata's compact floor plans, alongside things like the hairline cracks that show up on interior walls after a flat's first monsoon and the terrace ponding that leaks into the flat below on a top floor unit, and in our experience the flats that stay problem-free longest are the ones where these small building-science details get attention early rather than after the smell or the stain has already set in.
