Solving the Noise Problem in Open-Plan Offices: An Acoustic Design Guide for Kolkata Businesses

Almost every commercial fit-out brief that lands on our desk at Studio Contour these days asks for an open floor plan, and almost every open floor plan we deliver eventually gets a follow-up call about noise, because the two things are connected in ways most business owners do not anticipate when they are looking at a mood board of glass partitions and exposed ceilings. We have handled enough workplace interiors across New Town and Salt Lake now, including several BPO floors and IT delivery centres in and around Sector 5, to say with confidence that acoustic discomfort is the single most common complaint we hear from teams six months after they move into a beautifully designed open office, and it is almost always fixable without tearing the space apart, provided the fix is planned as an engineering problem rather than a decorating one. This piece is a working guide to how we actually solve it, panel by panel, material by material, with the cost ranges we see in the Kolkata market as of this year.
Why Open Offices Get Loud in the First Place
The physics is straightforward even if the complaints feel vague. A conventional cabin-and-corridor office absorbs and blocks sound through walls, doors, and low ceilings in small, broken-up volumes. Strip those walls out for an open floor plate of, say, 3,000 to 5,000 square feet with a flat RCC slab overhead and a polished concrete or vitrified tile floor underneath, and you have built what is functionally a drum. Sound waves from a phone call at one desk, a printer at another, and a stand-up meeting near the pantry all travel further, reflect off the hard ceiling and floor, and arrive at every other desk as a wash of indistinct noise that raises the ambient decibel level for the entire floor. Acousticians call this the reverberation problem, separate from the transmission problem of sound passing through walls between rooms, and in an open office it is almost always the dominant issue. We measure it informally on client walkthroughs using a phone decibel meter, and it is common to find ambient noise sitting between 55 and 65 decibels in an untreated open floor during a normal working day, which is loud enough to measurably hurt concentration on any task that requires sustained focus, according to the workplace acoustics research that most corporate real estate teams now cite when building their fit-out briefs.
The Ceiling Is Where We Start, and Usually Where the Biggest Win Is
Because sound reflects most aggressively off a hard, flat overhead surface, the ceiling plane is where we get the most acoustic improvement per rupee spent, and it is also where clients are most reluctant to spend, because a plain white false ceiling looks finished and a baffle system does not, at least not in the conventional sense. We generally recommend one of three approaches depending on budget and the architectural language of the space.
Mineral fibre acoustic ceiling tiles, typically 595mm by 595mm tegular or square-edge tiles set into a grid, remain the most cost-effective full-coverage option, running roughly ₹85 to ₹160 per square foot installed depending on the NRC (noise reduction coefficient) rating of the tile, with higher-NRC tiles in the 0.70 to 0.90 range costing more than basic 0.50 NRC tiles. For a 4,000 square foot floor this puts full ceiling treatment somewhere between ₹3.4 lakhs and ₹6.4 lakhs, and it is our default recommendation for BPO and call centre floors where uniform, floor-wide absorption matters more than visual drama.
Suspended acoustic baffles, the vertical or horizontal felt and PET panels that hang below an exposed slab, cost more per panel but let you keep the exposed-ceiling, industrial-loft aesthetic that a lot of our New Town startup and agency clients specifically ask for. We typically spec these in 100% recycled PET felt, which performs comparably to mineral fibre on absorption while being far more forgiving on cleaning and moisture in Kolkata's humidity, and installed cost runs ₹180 to ₹350 per square foot of baffle surface area, though because baffles are usually installed at 40 to 60% ceiling coverage rather than wall to wall, the total project cost per square foot of floor area often lands close to the mineral fibre option.
Spray-applied acoustic plaster is the premium option we reserve for reception areas, boardrooms, and any ceiling with an irregular or curved profile where a grid system will not sit cleanly, and it runs upward of ₹400 per square foot, which we generally do not recommend for a full open floor unless the budget genuinely supports it.

Wall Panels and the Desk-Height Problem
Ceiling treatment alone solves the reverberation problem but does very little for the direct line-of-sound between a desk and the four or five nearest neighbours, which is the noise most people are actually complaining about when they say they cannot concentrate. This is where wall panels and, more importantly, furniture placement come in, and it is the part of the brief clients most often want to skip because it touches layout decisions that were already locked in by the space planner.
Fabric-wrapped acoustic wall panels, generally 50mm to 75mm thick rockwool or PET core faced in acoustic fabric, cost roughly ₹120 to ₹220 per square foot installed in the Kolkata market and are most effective when placed at ear height, roughly 900mm to 1,500mm from finished floor, on the walls closest to high-density seating clusters, meeting room glass partitions, and any wall that faces a corridor with foot traffic. We typically budget for panelling 30 to 40% of the perimeter wall area on a dense open floor rather than trying to cover every wall, because targeted placement near the loudest zones gives better returns than uniform coverage.
Freestanding acoustic screens and desk-mounted partitions are the more flexible, lower-commitment option, useful when a client is not ready to commit to fixed wall panelling or is leasing a floor and cannot make permanent alterations. Good quality 1200mm to 1500mm tall freestanding screens with a genuine acoustic core (not just decorative fabric over MDF, which does very little) run ₹4,500 to ₹9,000 per linear metre depending on height and finish, and we place these to break line-of-sight and direct sound path between clusters of four to six desks, which is roughly the density at which we start seeing the sharpest jump in perceived noise complaints on client floors.
Furniture and Layout as an Acoustic Tool, Not Just a Space Plan
The most underused lever in office acoustics, and the one we push hardest on during the design phase, is that furniture placement itself absorbs and redirects sound for free once you have already paid for it. Upholstered seating, fabric-covered soft seating in breakout zones, carpet tile or carpet planks in high-traffic circulation paths, and even dense bookshelves or storage units placed as informal barriers between clusters all reduce reverberation without a separate acoustic line item. We routinely specify carpet tile, running roughly ₹90 to ₹180 per square foot supplied and laid depending on grade, for at least the primary circulation aisles and meeting zones of an open floor even when the rest of the floor stays on vitrified tile or polished concrete for cost or maintenance reasons, because that single decision measurably softens footfall noise and reduces overall reflection.
Desk orientation matters more than most layout plans account for. Rows of desks facing each other across a narrow aisle amplify the sense of overheard conversation because people are looking directly at the person they are trying to tune out, while a herringbone or staggered bench layout, where neighbouring desks are angled rather than directly facing, reduces that direct sightline and, with it, a surprising amount of the perceived noise, even though the decibel reading barely changes. We also treat "noise zoning" as a formal part of every commercial layout now, meaning we group naturally loud functions (sales floors on calls, collaboration zones, the pantry) at one end of the floor plate and deep-focus zones at the other, with a buffer of storage, printing stations, or a corridor acting as a soft acoustic break between them, rather than salting loud and quiet functions randomly across the plan the way many off-the-shelf furniture layouts do.
What a Realistic Budget Looks Like
For a typical 3,500 to 5,000 square foot open office floor in New Town or Salt Lake, a full acoustic retrofit combining mid-range ceiling tiles or baffles, targeted wall panelling on the noisiest 30% of perimeter walls, carpet tile on circulation paths, and a reasonable allowance for freestanding screens generally lands between ₹9 lakhs and ₹16 lakhs as a standalone acoustic package, though the number moves considerably based on how much of the floor is already carrying a false ceiling that can be adapted versus rebuilt from scratch. When acoustic treatment is planned in at the start of a full commercial fit-out rather than retrofitted after complaints start, we typically fold ceiling and panel costs into the broader false ceiling and lighting line item, which tends to save 10 to 15% over treating it as a separate later phase, simply because you avoid remobilising a ceiling crew twice.
It is also worth saying plainly that acoustic design does not exist in isolation from the rest of a workplace fit-out.
