To be very honest, there are always small surprises in an existing home, civil issues and so on, but we flag those early and discuss before spending anything extra.

If the finishes they are offering do not match your brief, it is usually cleaner and more cost-effective to decline the fit-out credit and do it once, properly, the way you actually want it.
We always build a contingency buffer into the timeline and budget for exactly this reason. Before any demolition begins we do a structural walkthrough, and if there is something that needs a structural engineer's sign-off we bring one in early rather than discovering it mid-project when options are expensive and stressful.
