Most of what we see in Garia is promoter-built multi-storey stock, mid-size 2BHK and 3BHK flats clustered near the metro and along the main arteries toward Garia Bazar, with the occasional independent house further into the lanes. The flats tend to come with standard bare finishes and layouts that prioritise sellable square footage over livability, so our job is basically to reclaim that footage through smarter storage, better zoning, and materials that work with the proportions rather than fight them.
What we plan for
Kolkata's humidity is the first thing we plan around, and in a southern belt like Garia that sits a little lower and catches the full monsoon, we are always careful about wall treatments, joinery sealing, and which materials we put in wet areas. Daylight is another real factor because many of these promoter flats face awkwardly, so we look hard at where the morning light comes in and design accordingly. Society bylaws and, where applicable, HIDCO-adjacent approvals shape what we can do with facades and common-area access, and we account for all of that before committing to anything on paper.
Our studio is in New Town, which puts us genuinely close to Garia, close enough that site visits are not a logistical production and our team can check in regularly through a project. We have been doing residential work across South Kolkata since 2014, so the local contractor ecosystem, the material suppliers along the EM Bypass belt, and the way promoter-flat construction actually behaves are all familiar to us, and that saves our clients real time and money.
