The housing stock in Naktala is mostly compact independent homes on modest plots and mid-range apartment flats, which means our planning conversations here are almost always about squeezing genuine functionality out of a floor plan that is not going to get bigger. We design modular kitchens, built-in wardrobes, study corners that fold into living rooms, and layouts where the bedroom can also work as a work-from-home space, because that is simply what the homes here ask for.

What we plan for

Kolkata humidity is not something you plan around once and forget, so we spec materials and finishes in Naktala that hold up through monsoon after monsoon, which rules out a lot of what looks good in a catalogue but warps or peels by the third rainy season. Daylight in these homes can be surprisingly limited depending on which side the flat faces, so we think hard about artificial lighting layering. Plot-level constraints, setback rules, and in some cases society-level restrictions on structural changes all come into the conversation early, so nothing gets redesigned late.

Our studio is in New Town, which puts us close enough to Naktala that site visits are not a production, and after working across Kolkata and Bengal since 2014 with over a hundred completed projects we know how southern Kolkata homes actually live. The timeline depends on the local body, whether Kolkata Municipal Corporation or the relevant panchayat, but we stay involved through approval.

Absolutely, and honestly this is more common than people think. We are comfortable receiving Vastu inputs and incorporating them into the layout during the design stage rather than retrofitting them later, which is basically when they become expensive to implement. The earlier we know the constraints, the better the plan we can draw around them.

To be very honest, it depends on the scope, but we have managed phased renovations in similar homes across South Kolkata where the family stayed through most of the work. We plan the sequence room by room so there is always somewhere livable, and we brief contractors specifically on working around a household rather than shutting it down.

Right, so the first thing we do is a proper site measure because what the builder's plan says and what is actually there are often different, especially in older Naktala buildings. From that we build the kitchen and living layout together so the storage logic is connected across both spaces rather than each room solving its own problem independently.

We have done this on a good number of projects and the catch here is that Vastu and practical design conflict far less than people expect when you work with an experienced designer rather than a checklist.
