Almost everything in New Town is a high-rise flat inside a HIDCO-planned gated complex, and that housing type has its own logic. You are working within a fixed shell, with specific ceiling heights, a structural grid you cannot touch, common-area bylaws on what you can do at the entrance door, and sometimes restrictions on the materials the RCC slab will allow you to fix into. Right, so our planning here always starts by understanding the exact flat configuration, the society rules on drilling and wet works, and the OC status of the building before we even talk about aesthetics.

What we plan for

Kolkata humidity is serious and New Town's proximity to wetlands makes it slightly more so, which means every material choice we make here accounts for moisture, especially in the kitchens and the bathrooms. The monsoon matters for waterproofing at slab level if there is any terrace access. Natural daylight is often generous on the higher floors but can be blocked on lower floors by adjacent towers, so we do a daylight study early. Traffic on the New Town arterials means our site visits and contractor movement needs scheduling around peak hours, and we factor that into timelines honestly.

Our studio is close by and we have done enough projects in New Town specifically to know the common contractor networks, the material suppliers along the New Town and Rajarhat corridor, and the particular quirks of the HIDCO complex layouts. We are not flying in from South Kolkata and guessing at logistics. At the end of the day, local familiarity cuts weeks off a project and keeps the budget honest.

To be very honest, renders are very close but not identical because real light, real textures, and minor site conditions always vary a little. We calibrate our renders conservatively, meaning we do not oversaturate colours or fake perfect lighting, so the actual result tends to match or feel even better than the render.

We typically work through two to three rounds of revisions within the project scope, covering layout changes, material swaps, and colour adjustments. If the scope shifts significantly, for instance you decide to change the entire kitchen layout mid-render, we discuss that openly and plan accordingly rather than quietly absorbing it.

Yes, and basically that is the easiest kind of project for us to take on because we are not undoing anyone else's decisions. We handle everything from the first false ceiling drawing to the last coat of paint, including modular kitchen, wardrobes, lighting, flooring, and all the electrical and plumbing rough-ins before the finishing layer goes on.

It is a real consideration and we ask about it on the first call itself. Most New Town complexes allow internal fit-out work during specified hours and with prior intimation to the facility management office. We draft the scope so the structural slab is not compromised and the common areas are protected, which covers the main society concerns in our experience.

For a 3 BHK fit-out starting from bare walls, you should plan for roughly four to five months, and that is with a reasonably smooth approvals and procurement process. The monsoon months can stretch timelines slightly if outdoor material delivery gets affected, so we factor that in when we set the project calendar with you.
