Most of the housing stock in Patuli is planned township flats, a good number of them under HIDCO or cooperative society layouts, with some independent homes on the edges. The flat sizes are typically decent, not cramped, which means we are usually working with real rooms rather than juggling impossible space constraints. What that gives us is the room to think properly about flow, about where the light enters, and about how a family of three or four actually moves through the home across a full day.
What we plan for
Kolkata humidity is non-negotiable, so every material we specify in Patuli goes through a basic test of how it will hold up across ten monsoons, not just one. The waterside position of the township means moisture is a genuine factor, and we plan finishes, joinery, and wall treatments accordingly. Society rules under planned township layouts sometimes restrict structural changes, so we work within those, which is usually fine because most of what a home needs here is a thoughtful interior plan, better storage, and light that is used well rather than wasted.
Our studio is in New Town, which puts us close enough to Patuli that a site visit is genuinely easy to arrange, not a half-day exercise.
