Teghoria sits right at that edge where New Town's planned grid starts bleeding into older North-East Kolkata, and for us that is actually a really interesting place to work. A lot of the families we meet here have just taken possession of a new flat, or they are finishing the shell of a plotted house they have been planning for years, and there is this energy of wanting to get it properly done, not just quickly done. We come out to Teghoria regularly because the work here keeps us thinking, and the homeowners tend to be specific about what they want, which is exactly the kind of client our studio does best with.

Most of the housing stock in Teghoria right now is mid-rise apartment buildings built in the last five to eight years, with some newer plotted developments scattered toward Hatiara. The flats are typically compact to mid-sized, and the plots are often narrow with side setbacks that the society or the local authority has already fixed. So we plan around what is actually there, which means space-saving layouts, careful furniture sizing, and making the most of whatever natural light the building orientation allows.

What we plan for here

Teghoria gets full Kolkata humidity through the monsoon months, so every material decision we make here accounts for that, right from the wall finish we specify to the cabinet shutters and the flooring joints. Daylight is something we map carefully because a lot of these mid-rise flats have corridors or bedrooms that face the adjacent building rather than the sky. We also check HIDCO or local panchayat rules before we finalise anything structural on plotted houses, since the feeder-belt areas around New Town sometimes have their own overlay conditions that trip people up if they do not look early.

We have been working across this North-East corridor since 2014 and we know the local contractors, the material suppliers, and the way buildings in this belt actually behave over a few monsoon cycles, which means fewer surprises for you mid-project.

Honestly, before you start any civil work at all, because a lot of the decisions that feel like they can wait, like where a partition goes or where an extra electrical point lands, are much cheaper to make on paper than to undo after the tiles are down. We usually do a first walkthrough within a week of you reaching out, at no charge.

Yes, and we check those first, before we draw a single line, because the North-East feeder belt has a patchwork of local rules and it is very easy to plan something that looks fine on screen but hits a setback or a height restriction on site. We have handled this enough times here that it is basically a standard part of our intake process.

That is the whole point of working with a studio that has done projects across Kolkata for over a decade. We stay away from finishes that blister or warp after two monsoons, we spec the right waterproofing for bathrooms and the kitchen slab, and we are honest with you when a material looks good in a showroom but will not last here.
