Salt Lake homeowners have a specific kind of hesitation that New Town clients rarely bring us, and it comes from the neighbourhood's own history. Most of Sector I to V was built out decades ago, so today's projects here are almost never blank plots, they're renovations of an existing cooperative flat, an extension to a G+2 house on a DA/EC/BD block plot, or an interior overhaul of a unit that hasn't been touched since the 1990s. When you're not building from scratch, you're negotiating with what already exists, and that makes "just trust the drawing" a much harder sell than it is on a fresh New Town plot.
This is exactly where a 3D walkthrough earns its keep, and it's why we've made it a standard part of how we scope projects for Salt Lake clients rather than an optional add-on. A walkthrough lets you stand inside your own renovated flat, at eye level, months before a single tile is laid, and see whether that new modular kitchen actually opens up the space the way the plan promised or whether the false ceiling drop in the living room will make an already-compact room feel lower than it should. For a market where redos are expensive and disruptive, because you're often still living in the flat during the work, that kind of certainty upfront is not a luxury, it's basic risk management.

What the Turnaround Actually Looks Like, and Where the Cost Really Goes
On pricing, the honest answer is that a Salt Lake walkthrough almost never costs the same as a comparable New Town one, and clients are sometimes surprised it runs higher rather than lower given the flat is smaller than a standalone house. The reason is the modelling work we described earlier, getting the load-bearing grid, the shaft position, and the as-built openings right takes real site-measurement hours before anyone touches a render engine, and that measurement pass is billed the same whether the flat is 900 square feet or 2,200. So for a single-room kitchen or bathroom relocation walkthrough we're typically looking at a tighter scope with fewer surfaces to texture but a proportionally larger share of the budget going into that verification pass, while a full-flat renovation walkthrough spreads the fixed measurement cost across more rooms and ends up cheaper per square foot. We tell clients this upfront because a lot of the sticker shock on a single-room job isn't the rendering, it's the due diligence that makes the rendering trustworthy.
On timeline, we sequence things differently for Salt Lake than for a New Town greenfield build, mainly because of the society approval loop we mentioned in the earlier section. For a fresh plot, the walkthrough goes straight from design to final render because there's no committee to satisfy before construction starts, but for a Salt Lake cooperative flat we build in a checkpoint version, a first pass that's detailed enough to take into a managing committee meeting but not yet fully dressed with final finishes, furniture, and lighting. Salt Lake renovations tend to run on tighter, more predictable timelines than New Town builds because families are often still living in the flat, so a walkthrough that shows a beautiful stone the vendor can't deliver for two months isn't just misleading, it actively wrecks the schedule the client is trying to protect, and at the end of the day matching the render to what's genuinely buildable on time is as much a part of the job as getting the column position right.
What a Salt Lake Renovation Walkthrough Actually Needs to Show That a New Build Doesn't
Once we've made the case for why a walkthrough matters here, the next question clients ask is basically 'okay, so what goes into it', and the honest answer is that a Salt Lake renovation walkthrough is doing a different job than the ones we build for a New Town plot from scratch. On a greenfield build the walkthrough is selling a vision, it's showing you a space that doesn't exist yet in any form. On a Salt Lake renovation, the walkthrough has to reconcile two things at once, the design we're proposing and the physical reality of a flat that's already built, plumbed, and structurally fixed, and if we skip that reconciliation the model looks great but it lies to you.
The first thing we build into every Salt Lake renovation model is the load-bearing structure as it actually exists, not as the client remembers it. Cooperative flats from the Sector I to III era were mostly built on a fairly rigid column-and-beam grid, and we've lost count of how many clients come in wanting to knock down a wall between the kitchen and the living room only to find, once we've done the site measurement, that the wall is carrying load or that a column sits exactly where the open-plan island was supposed to go. We put that column in the walkthrough at its real dimensions, in its real position, so the client is looking at the actual constraint rather than an idealised sketch, and honestly this single step has saved more than one project from a very awkward mid-construction surprise.
The second thing that's specific to renovation work here is plumbing and stack position, and it's a bigger deal than most first-time renovators expect. Salt Lake's older cooperative buildings run wet-area stacks (kitchen, bathroom, utility) through fixed shafts shared across the vertical line of flats, and the society's plumbing committee, right along with the building's original sanction plan, decides how far you can actually relocate a sink or a WC from that shaft. So when we model a walkthrough for a bathroom relocation or a kitchen shift, we're not just rendering pretty tiles, we're rendering the plumbing run at the length and gradient it would genuinely need, so the client can see for themselves whether the plan they're excited about survives contact with the building's actual drainage geometry before they've paid for the excitement.
The third layer, and this one is more about daylight than structure, is that we model existing window and ventilator positions exactly as built rather than as we'd prefer them, because in a renovation you're rarely allowed to cut new openings into a shared external wall without going through the society and, in some cases, Bidhannagar municipal approval for facade changes. A walkthrough that shows a bright, sun-filled reading nook is worthless if that nook actually sits against the one wall in the flat with no external window, so we run the same rendering through the daylight hours it would realistically get, morning and afternoon, so the client is deciding based on the light that room will genuinely have rather than a render lit for maximum drama.
