So for any project we're committing to an eight-week window, the material list gets frozen and ordered in the first ten days, not staggered in as each zone opens, and that means placing advance orders for plywood, laminate, hardware, and tiles before the first hammer touches Zone 1, holding them in our own storage rather than sitting in a vendor's dispatch queue, so that when Zone 2 opens up the material is already on site instead of somewhere on a delivery truck that may or may not show up on schedule.

Why factory-finish carpentry is the real lever, not the design.
