Bathroom ceilings live under a different set of rules than every other ceiling in a Kolkata flat, and when a client asks us whether to go with PVC panels or a moisture-resistant gypsum false ceiling for their bathroom, we always start by pointing out that this is not really a style question, it is a question about which material survives daily steam exposure without sagging, staining or peeling away within a couple of monsoon seasons. Over a decade of fitting out bathrooms across New Town, Salt Lake and greater Kolkata, we have pulled down enough failed gypsum ceilings and warped PVC panels to know exactly where each one tends to go wrong, and that failure pattern, more than anything in a catalogue, should be what decides your choice.

Why a Bathroom Ceiling Is a Different Problem Entirely

A living room or bedroom ceiling deals with ambient humidity that rises and falls gradually across the day. A bathroom ceiling, especially in a Kolkata flat where a hot shower or geyser runs for ten to fifteen minutes most mornings and again in the evening, deals with sudden spikes of near-saturated air trapped in a small, often poorly ventilated volume, and that steam condenses on the coolest surface in the room, which is usually the ceiling. Multiply that by 300-plus days a year and you get a material stress test that most ceiling products were never actually designed for, even when the packaging says "moisture resistant."

This is exactly why we treat the bathroom as a special case separate from the rest of the flat's false ceiling plan, and why the material that looks perfectly fine in a bedroom mockup can start showing brown stains, sagging joints or a musty smell within eighteen months if it goes up in a bathroom instead.

How PVC Panels Actually Perform Under Steam

PVC ceiling panels are extruded plastic, fully sealed and completely non-porous, which means they do not absorb moisture at all, and this single property is why PVC remains the more forgiving default for bathroom ceilings in humid cities. Water vapour condenses on the surface and simply runs off or evaporates once the exhaust fan clears the room, without ever penetrating the panel itself, and this holds true even in bathrooms that get genuinely heavy steam from a shower with poor ventilation. PVC is also lightweight, at roughly 4 to 6 kg per square metre for the panel system including the grid, and it installs quickly with tongue-and-groove or click-fit panels that click into an aluminium or PVC support grid, usually finishing a standard 40 to 50 square foot bathroom ceiling in a single day.

The trade-off is aesthetic and structural rather than moisture-related. PVC panels cannot support recessed spotlights or heavy fixtures the way a gypsum board ceiling can, since cutting large openings into the panel weakens it and the panel itself has no real load-bearing capacity, so lighting is usually limited to surface-mounted fixtures or small integrated LED panels designed for the PVC grid specifically. Over many years of direct sun exposure through a bathroom window, cheaper PVC can also yellow slightly, though in an interior bathroom with limited direct sunlight this is rarely a real issue.

Not all PVC panels are equal Panel thickness and wall density vary a lot between brands, and thin, low-density PVC panels can visibly deflect or bow between grid supports over a 2 to 3 foot span. For a bathroom ceiling, we specify panels at least 5mm thick with a denser foam core, since the marginal cost difference is small compared to the sagging risk of a cheaper sheet.

How Gypsum Board Actually Fails in Wet Rooms

Gypsum board false ceilings are the default choice across the rest of a Kolkata flat because they give a completely seamless, paintable surface and can carry recessed cove lighting, spotlights and even ceiling fans in a way PVC simply cannot. For bathrooms specifically, manufacturers sell a moisture-resistant variant, usually a green-tinted board, that has a water-repellent core and facer paper treated to resist mould growth, and this is the only gypsum product we will specify in a bathroom, never the standard white board used elsewhere in the flat.

Even the moisture-resistant version, though, is still a paper-faced gypsum core, and paper absorbs water. In a bathroom with genuinely poor ventilation, or one where the exhaust fan is undersized or rarely used, repeated steam exposure over one or two monsoon seasons can soften the board at the joints first, since that is where water tends to collect and where the paper tape covering the joint is most vulnerable. What follows is a fairly predictable failure sequence: hairline cracks appear along the joint lines, then a slight sag becomes visible between the ceiling screws, and in the worst cases, usually where a plumbing leak from the floor above has been dripping onto the ceiling cavity unnoticed, a visible brown water stain spreads across the board before the ceiling actually gives way at a joint.

What the Numbers Actually Look Like

For a typical Kolkata bathroom of 35 to 45 square feet, which covers the great majority of the flats we work on across New Town and Salt Lake, PVC panelling usually comes to somewhere between ₹2,800 and ₹4,500 fully installed, while a moisture-resistant gypsum ceiling with basic cove detailing for indirect lighting runs closer to ₹4,200 and ₹7,500 for the same footprint, once you include the framing, board, jointing, and paint finish. The gap widens further if you want any recessed lighting cut into the gypsum, since each spotlight point adds both material and electrician time that a PVC ceiling simply cannot absorb into its budget.

Ventilation Is the Real Deciding Variable

If there is one factor that should override almost everything else in this decision, it is whether the bathroom has a working exhaust fan rated for the room's volume and whether that fan is actually used every time someone showers. In bathrooms we have retrofitted with a properly sized exhaust fan, roughly 150 CFM for a standard attached bathroom, moisture-resistant gypsum has held up well for us over five-plus years with no visible sagging, because the steam is being actively pulled out rather than left to condense on the ceiling. In bathrooms without functioning exhaust, whether that is an internal bathroom with no window at all or simply a fan that nobody switches on, we will steer a client toward PVC regardless of budget, because no amount of moisture-resistant treatment on gypsum board reliably survives years of trapped, unvented steam.

  • Confirm your bathroom has a working exhaust fan sized correctly for its volume before choosing gypsum
  • Ask specifically for moisture-resistant, green-board gypsum, never standard board, for any wet area installation
  • Check the PVC panel thickness, 5mm or above resists sagging noticeably better across a typical span
  • Get the framing grid spacing in writing, tighter spacing reduces sag risk in both materials
  • Ask your contractor how ceiling access will work if a plumbing leak from above needs to be traced later
