Renovating a Bathroom in an Old Salt Lake Bungalow: Plumbing Realities

If you own a bungalow in one of Salt Lake's older sectors, the kind built anywhere from the late 1960s through the early 1980s when the township was still filling in plot by plot, there is a good chance your bathroom has never been touched below the tile line. The fixtures might have changed twice, the mirror might be new, but the pipe run behind the wall is very likely original, and that is the part nobody thinks about until the day water starts showing up somewhere it shouldn't.

The family wants a modern bathroom, they've picked out tiles and a vanity from a showroom in New Town, and somewhere in the first site visit our plumber taps the wall, listens for a second, and says something that changes the entire scope and the entire budget. The honest starting point is this: a bathroom renovation in a house this old is rarely a tiling job. It is a plumbing job that happens to end in tiling, and treating it as the former is how homeowners end up redoing the same bathroom twice within five years.
What's Actually Behind the Wall in a 1970s-80s Salt Lake Bathroom
Bungalows from this era in Salt Lake were mostly built with galvanized iron supply lines and cast iron or fireclay soil pipes, running in a single stack that serves every wet point in the house, so the kitchen, all the bathrooms, and sometimes even the balcony floor drain share one vertical drainage line. GI pipe has a working life, and by year 35 to 45 the inside of that pipe has usually narrowed with rust and mineral scale to a fraction of its original bore, which is why so many Salt Lake households complain about weak flow at the tap even though the overhead tank is full and the pump is fine. The pipe isn't blocked exactly, it's just choked, and no amount of pump upgrading fixes a corroded artery.
The soil stack tells its own story. Cast iron corrodes from the inside out, and by the time you see rust weeping through a ceiling patch or smell dampness in a ground floor room below an upper bathroom, the pipe has usually already perforated somewhere in a wall or slab you can't see. The other thing specific to this generation of construction is that bathrooms were rarely zoned into wet and dry areas the way modern layouts are. The whole floor was one continuous wet zone, waterproofed (if at all) with a thin bitumen coat that has long since failed, and the slab below has been absorbing moisture in slow motion for decades. This is the part that decides whether your renovation is a two-week cosmetic job or a six to eight week structural one, and it genuinely cannot be assessed from a WhatsApp photo, which is why we insist on a physical site visit and, where the slab condition is uncertain, a moisture reading before we quote anything.
The Waterproofing Question Nobody Budgets For
Every renovation quote we've seen homeowners collect from local contractors in Salt Lake includes tiles, sanitaryware, a vanity, and labour. Almost none of them include a proper waterproofing line item, and this is the single biggest gap between a bathroom that lasts fifteen years and one that starts showing damp patches on the dining room ceiling below within eighteen months. Proper waterproofing before tiling means breaking the existing floor down to the structural slab, applying a membrane system that actually bonds to concrete rather than a brush-on coating over old tile, running it up the walls to at least sill height around the shower and tub area, and testing it with a 48 to 72 hour water ponding check before a single tile goes down. Skip that test and you find out the hard way, usually during the first proper monsoon after handover.

Repiping Decisions: What to Replace, What to Leave
The catch here is that homeowners often want to save money by replacing only the visible fixtures and leaving the supply and drainage lines as they are, and we understand the instinct, but it rarely holds up once the wall is actually open. Our general position, after 330-plus buildings and a fair number of exactly this kind of renovation, is that if the wall is being opened for tiling anyway, it makes very little sense to leave forty-year-old GI pipe behind the new tile, because the next time it fails you're breaking brand new tiling to get at it. CPVC or PPR piping for supply lines and PVC for drainage, run fresh from the point where they branch off the main stack, is the standard we work to now, and the cost difference over the life of the bathroom is not close.

Where we do sometimes leave the main stack alone is in independent bungalows where only one bathroom is being renovated and the stack itself, on inspection, is still structurally sound with years of service life left, in which case we'll re-line or replace just the branch connections rather than the whole vertical run. This is a judgment call that has to be made on site, and it's one of the reasons a proper renovation and remodeling partner matters more here than a tile showroom recommendation, because the decision affects three other rooms in the house, not just the one being renovated.
Water pressure is the other recurring complaint in Salt Lake bungalows, and it's usually a combination of the narrowed old pipe bore and an undersized or aging overhead tank and pump setup rather than a civic supply problem.
