Older bungalows here often carry original ornamental detailing, high ceilings, and a room logic from a different era, so we design around what the structure is already telling us rather than erasing it, while apartment projects in this belt usually give us the kind of floor area and finish baseline where the real brief is refinement, not just renovation.

What we plan for

Alipore's old tree cover is beautiful and it also means that some plots get dappled, indirect daylight for most of the day, so we spend real time on lighting layering rather than assuming the windows will do the work. The humidity and Kolkata's monsoon are constants we always design for, particularly in basements and ground-floor spaces of bungalows where rising damp can undo good work quickly if the waterproofing and material choices are not done properly. Some properties here fall under KMC heritage or conservation guidelines, and a few older bungalows carry structural conditions that need a proper assessment before any wall or floor work begins, so we build that verification into the early weeks of every project.

Our studio is in New Town, which is close enough that we are on site in Alipore within half an hour when we need to be, and we have been doing high-finish residential work across Kolkata since 2014, so the expectation level that comes with an Alipore brief is genuinely familiar to us rather than something we are stretching to meet. A raised bed with storage underneath, a fold-out study surface, and the right lighting arrangement can make a small room genuinely comfortable for a child to live and study in.

This is honestly some of our most interesting work. We start by documenting what is original and what has already been changed over the decades, then we design additions and interventions that read as deliberate and current without competing with the existing character. The catch here is that original mosaic or Burmese teak needs specialist restoration, not standard contractors, and we plan for that from the start.

To be very honest, most developer fit-outs in this price bracket are done to a specification that looks fine at handover but needs redoing within a few years. If the finishes they are offering do not match your brief, it is usually cleaner and more cost-effective to decline the fit-out credit and do it once, properly, the way you actually want it.

We always build a contingency buffer into the timeline and budget for exactly this reason. Before any demolition begins we do a structural walkthrough, and if there is something that needs a structural engineer's sign-off we bring one in early rather than discovering it mid-project when options are expensive and stressful.
