What we plan for

Kolkata's humidity is not abstract for us, it is something we design around on every project, so material choices here lean toward what actually holds up through a monsoon season and not just what photographs well. Natural light in Ballygunge flats can be surprisingly inconsistent depending on the block orientation and how close neighbouring buildings sit, so we map daylight before we commit to any palette. Society rules, older building bylaws, and in some cases heritage adjacency constraints shape what we can alter on facades or common areas, and we factor all of that in early so there are no surprises mid-project.

Our studio is based in New Town, which means Ballygunge is genuinely close and our team moves between the two with no friction, so site visits are not a production. Yes, and honestly most of our Vastu work is exactly this situation. We look at what is fixed, which is the entry door and main walls, and then we work the furniture layout, kitchen position if it can shift, and room functions around what Vastu recommends. It is not always perfect but we get it quite close.

Our team handles it directly because we have been incorporating Vastu into floor plans since the studio started in 2014. Basically, no, because what happens inside your flat is generally entirely your call. We review the society rules early so we know exactly where the boundaries are, and in our experience the interior scope is almost never restricted. If anything, working within defined exterior constraints focuses our energy on making the inside exceptional, which is right where it should be anyway.

For a full home interior in this range, we usually plan for four to six months depending on the size, the level of custom millwork, and how quickly material approvals move. We give you a phased timeline at the brief stage so you know what is happening and when, and we flag anything that might shift that window rather than quietly absorbing delays.
