Gariahat's housing stock runs mostly to classic Kolkata apartments, quite a few of them in older buildings that have real character in their proportions and their brickwork, and occasionally heritage structures that need a careful hand. The floor plates tend to be compact and the layouts are rarely straightforward, which is actually where we find our footing, because working around an odd corner or a deep internal room to get the light and the circulation right is basically what South Kolkata residential work is.
What we plan for
Kolkata humidity is not a background condition here, it is a primary design input, so we spec materials and finishes that can actually handle the monsoon months without warping or peeling, and we pay close attention to cross-ventilation in every layout we plan. Gariahat flats often face the market side or the flyover, which means acoustic insulation and window treatment matter more than usual. Access for material delivery can be genuinely tricky during peak market hours, so we build that into our project scheduling from the start rather than discovering it mid-execution.
Our studio is in New Town, which puts us close enough to Gariahat that site visits and vendor runs are practical rather than an event. We have done enough South Kolkata residential work to understand the building typologies, the society norms, and the contractor ecosystem here. Yes, and honestly most of our Vastu work is exactly this situation. We look at what is fixed, which is the entry door and main walls, and then we work the furniture layout, kitchen position if it can shift, and room functions around what Vastu recommends. It is not always perfect but we get it quite close.
