The housing mix in Belghoria is quite specific, older independent homes on plots that were built decades ago and now need either a full renovation or a ground-up rethink, alongside newer apartment blocks that have come up near the expressway corridor. The flats tend to have reasonable room sizes but layouts that were never really thought through, so a lot of what we do here is reorganise the interior logic, open up the kitchen, and make the storage actually work for a family of four.
What we plan for
Kolkata humidity is always the starting point for us, and Belghoria being closer to the northern outskirts does not change that, so we specify materials and finishes that genuinely hold up through monsoon season without warping or peeling within two years. Daylight orientation matters a lot in the older plots here, some rooms barely get morning sun, so we plan accordingly. For apartment projects near the expressway, we also factor in road noise and society-level rules about external modifications, both of which shape what is actually buildable.
Our studio is in New Town, which puts us very close to Belghoria without the long-distance overhead that a South Kolkata firm would carry. We visit sites here regularly, we know how contractors and vendors operate in this corridor, and we are reachable when something needs sorting on the ground. To be very honest, proximity matters in a renovation project, and ours is genuine.

Basically we phase the work room by room wherever the layout allows, so one part of the house stays functional while the other is under construction. We have done this many times in Kolkata flats and it requires very tight scheduling with the contractors, which we manage directly from our end.
To be very honest, older Kolkata construction almost always has something unexpected once you open walls, whether it is undersized wiring, corroded pipes, or minor structural cracks. We build a contingency into the scope from the start and flag anything we find early so you can decide how to proceed rather than getting a shock mid-project.
We start with a site visit to understand what the existing structure can support, because in older homes the walls, plumbing lines, and electrical runs often decide more than the budget does. From there we put together a realistic scope, phased if needed, so you are not doing everything at once and living in a construction zone for six months.
We ask for the society's NOC list and any building committee guidelines right at the start, before we design anything. Most restrictions are about external facades, floor drilling, or wet-area modifications, and we work within those without pretending they do not exist. The interiors still come out well, right, because good design does not depend on breaking rules.
Basically, a two or three bedroom flat done properly takes around three to four months on site after the design is finalised and materials are ordered. Independent house projects vary more depending on scope. We give you a phased timeline at the proposal stage so you know what is happening in which month and can plan around it.
