The housing stock in Durgapur splits fairly cleanly between the older planned township homes, many of them in and around the DSP colony, which have a certain solidity and generosity of plot that newer cities simply do not have, and the wave of gated apartment complexes that have come up closer to City Centre and along the main arterials. The township homes give us room to rethink layouts from the ground up, while the gated flats ask us to be creative within society-specified footprints, which is a discipline we are quite comfortable with by now.

What we plan for

Paschim Bardhaman sits far enough inland that the humidity is slightly less punishing than Kolkata but it is still Bengal, so material durability through monsoon season is a real design consideration and not a footnote. Natural light in Durgapur is generally generous compared to dense urban Kolkata, but orientation still matters a lot especially in east-facing township homes that get harsh morning glare, so we map the sun path before finalising any palette or window treatment. Society rules in the newer gated complexes can restrict facade work and structural changes, and where HIDCO or local authority permissions apply we factor those in at the planning stage so nothing catches us mid-project.

Our studio is in New Town, which puts us within a comfortable drive of Durgapur, and because we have been working across Bengal since 2014, the regional vendor landscape, the material suppliers who can actually deliver to Paschim Bardhaman, and the local contractor ecosystem are things we have already mapped rather than things we need to figure out on your project. Basically we phase the work room by room wherever the layout allows, so one part of the house stays functional while the other is under construction. We have done this many times in Kolkata flats and it requires very tight scheduling with the contractors, which we manage directly from our end.

To be very honest, older Kolkata construction almost always has something unexpected once you open walls, whether it is undersized wiring, corroded pipes, or minor structural cracks. We build a contingency into the scope from the start and flag anything we find early so you can decide how to proceed rather than getting a shock mid-project.

We do, and Durgapur is one of the areas we actively work in. Township homes here are some of the more interesting briefs we get because the plots and room sizes are generous, which means we can actually design rather than just optimise. We handle the project from concept through to handover and our team visits the site at every key stage.

In our experience the interior scope is almost entirely unrestricted, and the constraints, if any, sit at the facade or structural level, which we account for early so there are no surprises once work starts.

To be very honest, that is the kind of brief we enjoy most. Older planned homes have a structural logic that holds up well, and what usually needs attention is the internal partitioning, the kitchen layout, and the surface finishes rather than anything load-bearing. We come in, read what is actually there, and plan only what genuinely needs to change so the home feels new without losing what makes it worth living in.
