More often we are looking at a floor of an old family home that needs full renovation, or a flat in a cooperative building where the layout was fixed decades ago and the family has simply grown around it. We plan accordingly, working with what the structure already gives us and finding the space-saving, light-maximising moves that actually make sense within those walls.

What we plan for

Kolkata humidity is the single biggest material consideration in any Lake Town project, and we factor it into every finish decision, from the choice of ply grade to the type of paint and the hardware on the cabinetry. Monsoon water ingress is a real issue in older independent houses here, so we check waterproofing before we commit to any wall treatment. Daylight is often limited on the ground and first floors where surrounding buildings are close, so we think carefully about artificial layering.
