Most of the housing stock in Maniktala is older apartment buildings and subdivided floors in buildings that were originally built as single-family homes, so the floor plates here are often irregular and the room sizes are compact by any standard. The typical brief we get is a 2BHK or 3BHK where the kitchen and bathrooms have aged badly, storage is non-existent, and the living room doubles as a workspace and a guest room and three other things. We plan around those realities rather than pretending extra square footage is going to appear, and right at the start we show you what the space can genuinely become.

Kolkata's humidity is a serious concern in Maniktala, where older construction methods and years of monsoon exposure mean external walls and bathroom adjacencies often have moisture issues that need to be addressed before any finish work begins, because the catch here is that covering a damp wall with fresh plaster or tile just defers the problem by a season or two. Our studio is based in New Town, which puts us a manageable distance from Central Kolkata, and we have worked on enough renovation projects in dense older neighbourhoods like Maniktala to know that this is a very different kind of job from a new flat fit-out in a modern housing complex.
