We spend a fair amount of time here on storage planning and on making modular furniture earn double duty, because a 1,200 square foot flat in this part of Bidhannagar needs to work hard for every square foot it has.

What we plan for

The Kolkata humidity is real and it hits Sector V the same as everywhere else in the city, so we always spec materials and finishes that can handle a proper monsoon season without warping or peeling inside two years. Daylight in these high-rises varies a lot by floor and orientation, and we map that out early so the lighting plan complements what the flat actually gets. Society rules here under HIDCO jurisdiction sometimes restrict certain kinds of facade work or external changes, so we check those before drawing anything that touches the envelope, and access for material delivery during peak IT-corridor traffic hours is something we build into the project schedule.

Our studio is based in New Town, which is practically around the corner from Sector V, so site visits are quick and our team can be on the floor the same day if something needs a decision. We have worked on enough high-rise interiors in this corridor to know the common builder quirks and the local vendor ecosystem well, which means we are not learning on your project and your timeline does not pay for our learning curve.

To be very honest, renders are very close but not identical because real light, real textures, and minor site conditions always vary a little. We calibrate our renders conservatively, meaning we do not oversaturate colours or fake perfect lighting, so the actual result tends to match or feel even better than the render.

We typically work through two to three rounds of revisions within the project scope, covering layout changes, material swaps, and colour adjustments. If the scope shifts significantly, for instance you decide to change the entire kitchen layout mid-render, we discuss that openly and plan accordingly rather than quietly absorbing it.

Absolutely, and to be very honest it is better that way. If you share the builder layout with us early we can flag the planning decisions that are much harder to reverse once the flat is handed over, things like where the plumbing chases run and whether a wall can come down. We do pre-possession consultations regularly for clients in this situation.

We can do either, and we do not push a full gut renovation if the existing finishes are decent and the budget is better spent elsewhere. Basically we assess what is there, tell you honestly what is worth keeping, and design around it. A lot of our Sector V projects are layered additions rather than complete strip-outs.

For a furnished 2 BHK with modular kitchen and wardrobes, we are usually looking at ten to fourteen weeks from the design sign-off to handover, depending on how much custom work is involved and whether there are any society restrictions on construction hours in your building. The design and planning phase before that takes roughly two to three weeks.
