The housing stock here is largely cooperative society flats and self-built independent homes, many of them coming up from the eighties and nineties and now being fully redone by the next generation. The floor plates tend to be generous, so we are usually planning for proper separate zones, a real dining area that is not tucked into a corner, and bedrooms that can hold a wardrobe plus a study without feeling tight. The challenge, right, is not space but character, because square footage on its own is never enough.

Kolkata humidity is the first thing we plan around here, because New Alipore's older buildings can hold moisture in ways that wreck paint finishes and warp joinery if you do not detail correctly from the start. Daylight orientation matters a great deal in these blocks, so we map which facades get the afternoon western glare and which stay cooler, and we design accordingly. Society rules around drilling, common areas, and facade changes vary building to building, and we check these before finalising anything. Access for material delivery near Durgapur Bridge and the New Alipore Market stretch is manageable but needs scheduling on non-peak hours.

A local studio for New Alipore
We have been running from New Town since 2014, which puts us close enough to New Alipore to do site visits without it eating a full morning, and that proximity means we can actually stay on top of a job as it runs rather than dropping in once a fortnight. Yes, and to be very honest this is something we deal with regularly. We review the society's bylaws and any HIDCO or municipal guidelines before the design goes anywhere near a contractor. The brief is then written around what is actually permitted, so you are not designing one thing and building another.
That is basically the most common ask we get from New Alipore. Older layouts here tend to have small individual rooms rather than connected living zones. We look at which walls are structural and which are partition, and we redesign around what the slab actually allows, so the open feel is real and not just cosmetic.
For a full renovation in a flat of the size typical to New Alipore, the design and approvals phase runs roughly six to eight weeks, and the on-site work runs three to five months depending on the scope of the civil work.
