The housing stock here is largely cooperative society flats and self-built independent homes, many of them coming up from the eighties and nineties and now being fully redone by the next generation. The floor plates tend to be generous, so we are usually planning for proper separate zones, a real dining area that is not tucked into a corner, and bedrooms that can hold a wardrobe plus a study without feeling tight. Society rules around drilling, common areas, and facade changes vary building to building, and we check these before finalising anything. Access for material delivery near Durgapur Bridge and the New Alipore Market stretch is manageable but needs scheduling on non-peak hours.
