Tollygunge has a character that most of South Kolkata quietly envies, and we have worked here long enough to understand why. It sits in that film-district belt where a studio-era bungalow with a tired false ceiling can be right next to a new high-rise tower where someone wants something genuinely distinctive on the inside, and so when we take a project here we are never starting from a blank template. The mix of residents, the weight of the neighbourhood's cultural identity, and the sheer variety of housing stock all push us toward designs that are rooted in the place rather than imported from a mood board.

Tollygunge has a genuinely layered housing mix. The older bungalows and converted villa floors have wide rooms, high ceilings, and sometimes original mosaic or Shahabad flooring worth preserving. The cooperative flats from the eighties and nineties tend to have awkward columns and under-ventilated kitchens that need careful space planning. The newer premium towers along the main corridors have standard developer-finish interiors where the bones are fine but everything needs to be personalised, so the brief there is usually about materiality, modularity, and making a 1200 square foot flat feel genuinely considered.
What we plan for here
Kolkata humidity is the first conversation we have on every Tollygunge project, because the monsoon here is serious and materials that look good in a showroom can behave very differently after two wet seasons. Daylight is another real variable, since many floors in the older cooperative buildings get limited southern light and we plan the colour palette and surface finishes around that early. Plot setback rules and society NOC requirements in the more established pockets slow timelines, and access for material delivery through the narrower lanes near Tollygunge Club needs advance coordination, right from the procurement stage.

A local studio for Tollygunge
Our studio is in New Town, which is close enough that site visits during a live project are genuinely easy for us, not an expedition. More importantly, we have worked across South Kolkata's housing typologies for over a decade, so we are not learning Tollygunge's building stock on your budget. We understand the local contractor ecosystem, the material suppliers, and the practical constraints of the area, and that local knowledge is basically what keeps a project on time and on brief.

That is actually the more interesting brief for us, to be very honest. We assess what is structurally sound and visually worth keeping, whether that is the mosaic flooring, the ceiling height, or original joinery, and we build the new design around those anchors rather than treating the space as a blank box. It usually saves money and always adds character.
We ask for the society's NOC checklist and any building committee rules right at the start, before we draw anything. Most restrictions are around structural walls, external facade changes, and plumbing relocation, so we design within those boundaries from day one rather than planning something and then having to revise it after approval is refused.
For a standard 2 or 3 BHK flat, the design phase runs roughly four to six weeks and execution typically takes three to four months depending on the scope of civil work and the complexity of the modular elements. Older buildings with more site surprises, uneven floors and ageing wiring and so on, can add a few weeks, and we factor that buffer in honestly when we give you the project timeline.
