Most of the housing stock in Rajarhat runs from compact two-bedroom flats in newer apartment complexes to three and four-bedroom units in mid-size societies, with some plotted bungalows scattered through the older pockets. The flat sizes here are generally honest and workable rather than generous, so we plan carefully around every square foot, which means built-in storage, multipurpose furniture where it makes sense, and layouts that breathe without feeling overdesigned or staged for a catalogue.
What we plan for
Kolkata humidity hits hard everywhere, and Rajarhat is no exception, so we always specify materials and finishes that handle moisture well over time rather than just looking good in the first year. Monsoon waterproofing, especially on terraces and external walls of plotted homes, is something we check carefully at the planning stage. Daylight varies a lot depending on which floor and which facing a flat sits on, so we work around that rather than ignoring it. For plotted construction, HIDCO setback and coverage rules apply, and we factor those in from the first sketch so nothing needs to be undone later.
Our studio is in New Town, which means Rajarhat is practically our backyard, and we visit sites here without making it an expedition. Basically we phase the work room by room wherever the layout allows, so one part of the house stays functional while the other is under construction. We have done this many times in Kolkata flats and it requires very tight scheduling with the contractors, which we manage directly from our end.
To be very honest, older Kolkata construction almost always has something unexpected once you open walls, whether it is undersized wiring, corroded pipes, or minor structural cracks. We build a contingency into the scope from the start and flag anything we find early so you can decide how to proceed rather than getting a shock mid-project.

Small rooms look small when furniture is placed without a plan, and they feel genuinely different when storage is built in, the layout is thought through, and materials are chosen to keep things visually light.
