The flat sizes here are generally honest and workable rather than generous, so we plan carefully around every square foot, which means built-in storage, multipurpose furniture where it makes sense, and layouts that breathe without feeling overdesigned or staged for a catalogue.

What we plan for

Kolkata humidity hits hard everywhere, and Rajarhat is no exception, so we always specify materials and finishes that handle moisture well over time rather than just looking good in the first year. Monsoon waterproofing, especially on terraces and external walls of plotted homes, is something we check carefully at the planning stage. Daylight varies a lot depending on which floor and which facing a flat sits on, so we work around that rather than ignoring it. For plotted construction, HIDCO setback and coverage rules apply, and we factor those in from the first sketch so nothing needs to be undone later.

Our studio is in New Town, which means Rajarhat is practically our backyard, and we visit sites here without making it an expedition. We know the local suppliers, we know which societies have tight access for material delivery, and we have worked through enough Rajarhat projects to understand what actually holds up here versus what looks fine on a render and then causes problems two monsoons later.

Yes, and honestly most of our Vastu work is exactly this situation. We look at what is fixed, which is the entry door and main walls, and then we work the furniture layout, kitchen position if it can shift, and room functions around what Vastu recommends. It is not always perfect but we get it quite close.

Our team handles it directly because we have been incorporating Vastu into floor plans since the studio started in 2014. For very specific cases where a client wants a formal Vastu certificate or a detailed remedial puja consultation, we refer them out, but the spatial and design side we manage ourselves without adding a middleman.

To be very honest, yes, this is most of what we do in Rajarhat. Small rooms look small when furniture is placed without a plan, and they feel genuinely different when storage is built in, the layout is thought through, and materials are chosen to keep things visually light. We will show you what is realistic before any work starts.

They do set some boundaries, basically around setbacks, coverage, and height, and we work within those from the very first drawing so you are not redesigning halfway through. Right, there is always a workable brief inside the permissible envelope, and we have done enough plotted projects here to know how to find it.

A standard 2 or 3BHK interior takes roughly 45 to 75 days of actual execution depending on the scope and material lead times. We handle design, drawings, and site supervision as a single package, so you are not coordinating between different people. We stay on the project until handover, not just until the design is approved.
