The housing stock in Shyambazar is dominated by classic North Kolkata structures, meaning old multi-storey houses with high ceilings, thick load-bearing walls, timber detailing, and rooms that were laid out for a very different way of living. Some families have been in the same property for two or three generations, so the design conversation tends to be about careful renovation rather than a clean slate. We also work in the newer flats that have come up on the lanes off the main arteries, where the challenge is more about making compact square footage work harder without it feeling squeezed.
What we plan for
North Kolkata's building fabric is older, which means waterproofing is almost always a conversation we start early, because seepage through heritage walls and flat roofs is a common reality here and Kolkata's monsoon only sharpens the problem. High ceilings are a gift for daylight and ventilation but they also mean heating and cooling loads behave differently, so we plan AC placement and insulation accordingly. Plot sizes in the older parts of Shyambazar are often irregular and tight, access for material delivery through narrow lanes needs to be planned around, and in buildings with shared ownership across family members, we make sure all structural or facade changes are cleared with everyone who has a stake before we draw anything.
Our studio is in New Town, which is not far, and we have worked on North Kolkata interiors and heritage renovations enough times to understand that this part of the city has its own set of contractors, suppliers, and material sources that are simply not the same network you would use in Salt Lake or Rajarhat. We know who does good lime plaster, who handles antique door restoration, and which local fabricators understand the proportions of old Bengal joinery, so the project does not stall because we are learning the area on your time.

Structural assessment of the existing building is the first step, because older North Kolkata houses vary a lot in what the columns and beams can support. After that, separate utility connections, staircase access, and local KMC or municipal permissions for change of use all need to be checked. We usually map out the approvals process alongside the design so there are no surprises mid-construction.
Honestly, access is one of the first things we scope when we visit a site here, because some of the inner lanes are genuinely difficult for large vehicles. We break deliveries into smaller loads, schedule them outside peak traffic hours, and choose local suppliers who know the area rather than distant warehouses with rigid delivery windows. It is basic coordination but it saves a significant amount of project delay.
