A kids room is one of those projects where we have to hold two completely different things in our head at once, which is what the child wants right now and what the room still needs to be three or four years from now when interests have changed and the study load has gone up. What we actually do is build the room around a flexible bones idea, so the furniture grows with the child, the storage is genuinely usable at their height, and the colours and surfaces are chosen to survive both crayon accidents and teenage opinions. We have done this across Kolkata flats ranging from compact 100 square foot rooms in New Town apartments to larger dedicated rooms in south Kolkata houses, and the approach stays the same regardless of size.

The homes here
The housing in Salt Lake splits roughly into two kinds of projects for us. On one side you have the older cooperative bungalows and self-contained blocks, many of which were built in the eighties and nineties with generous plot sizes but layouts that were never really designed around how people actually use a kitchen or a master bedroom in 2024. On the other side you have the newer apartment builds near the City Centre 1 corridor, which are more compact and where the challenge is almost always about making the best possible use of what is basically a long-ish rectangle with one good window wall and one that faces a common corridor.
What we plan for
Salt Lake's older construction stock means we almost always check for damp ingress before we specify any wall finish, because Kolkata's monsoon is not forgiving and a beautiful plaster finish will blister by August if the waterproofing underneath is not sorted first. Plot-level setback rules and HIDCO guidelines also come into play on the ground-floor bungalows where people want to extend a kitchen or enclose a verandah, so we run those checks early rather than designing something we then have to walk back. Daylight orientation matters a lot here too, because the tall old trees on the residential blocks are wonderful but they do shade interiors through the morning hours.
We are in New Town, which puts us about fifteen minutes from most of Salt Lake on a normal morning, and that proximity is not a small thing when you need us on site to check a ceiling height before a contractor casts a slab. We have been doing residential work in this part of Kolkata since 2014, so we understand the area's building patterns, its contractor ecosystem, and the kind of brief a Salt Lake household actually brings to the table.

Basically, we separate what is fixed from what is flexible. The furniture frames, storage units, and flooring are chosen in neutral, durable finishes, and the character comes from accessories, bedding, and wall panels that are easy to swap. So the room adapts as the child's interests change without a full redo.
To be very honest, small rooms are where planning matters most and we have done quite a few of them in Kolkata flats, typically in the 90 to 120 square foot range. A raised bed with storage underneath, a fold-out study surface, and the right lighting arrangement can make a small room genuinely comfortable for a child to live and study in.
We start with a proper site measure and a damp audit, because older Salt Lake bungalows often have waterproofing issues that need to be addressed before any finish work makes sense. Once we know the structural picture, we look at the circulation, which is usually where the biggest gains are, and then we work outward to the rooms.
Yes, and the catch here is that the rules vary depending on whether your plot falls under HIDCO jurisdiction or the Bidhannagar Municipal Corporation, so we check that at the very start. Setback requirements and coverage limits both apply, and we have found it is much better to design within those limits from day one than to discover a boundary issue halfway through construction.
To be very honest, we cannot move the sun, but there is quite a lot we can do with surface finishes, mirror placement, and the colour temperature of artificial lighting to make a north-facing or tree-shaded flat feel much brighter than it actually is. We have done this in several apartments in this part of Salt Lake and the difference is noticeable.
