Before and After: Open Balconies Get Glass-Enclosed for Kolkata's Extreme Weather in 2024

We want to start this one with a specific balcony rather than a general trend, because the general trend only makes sense once you have seen what it actually solves. In the spring of 2024 a client of ours in a high-rise tower in New Town's Action Area I brought us a fairly standard problem, which was a north-facing balcony of about 60 square feet attached to their living room that they had essentially stopped using for eight months of the year. During the monsoon, wind-driven rain was coming in sideways under the overhang and soaking the floor tiles, the outdoor furniture, and about a foot and a half of the living room carpet just inside the sliding door whenever they forgot to shut it in time. During peak summer, from roughly late April through June, the same balcony absorbed enough direct afternoon heat that the glass sliding door leading into the living room stayed warm to the touch well into the evening, undermining the air conditioning load on the whole room. What they wanted was not a conversion into a utility or storage space, which is the more familiar balcony renovation we get asked about, but something that would let them keep using the balcony as an actual sit-out space year-round despite Kolkata's weather doing its worst on both ends of the calendar.

Before: What an Open Balcony in a Kolkata High-Rise Actually Deals With

It is worth being specific about what an unenclosed balcony in a tower like this is exposed to across a Kolkata year, because the weatherproofing case only makes sense once the numbers are on the table. Kolkata's monsoon, which typically runs from June through late September, brings rainfall that is not just heavy but frequently wind-driven, meaning water does not fall straight down where an overhang would shield it but arrives at an angle that soaks two to three feet of interior balcony depth even under a reasonable roof projection. On the towers we work with most often in New Town and Rajarhat, floors above the eighth or ninth story catch this wind-driven spray even more aggressively because there is less surrounding structure to break the wind. Then on the other end of the year, from March through June, west and southwest-facing balconies in particular take direct sun exposure that can push surface temperatures on exposed floor tiles well past what is comfortable to stand on barefoot, and that heat radiates inward through glass doors and thin partition walls for hours after direct sun exposure ends.

Before 2024, the standard advice we gave clients dealing with this was fairly limited. We would suggest better drainage detailing at the balcony threshold, a slightly raised lip to stop water pooling at the sliding door, maybe a retractable awning for shade, and call it done, because a full glass enclosure was seen by most of our clients as either prohibitively expensive or as something that would make the balcony feel like a greenhouse, trapping heat rather than excluding it. That perception is exactly what changed over the course of 2024, largely because the glazing and framing systems available to us improved enough that we could design an enclosure that actually solved both problems simultaneously rather than trading one for the other.

The Glass Enclosure Approach We Landed On

For the Action Area I balcony we mentioned, we specified a track-mounted frameless glass panel system, using 8mm toughened glass panels that slide and stack to one side of the balcony opening rather than swinging outward, which matters in a high-rise setting because outward-swinging systems are both a safety liability at height and frequently restricted by building management. The panels run on a top-hung aluminium track rather than a floor track, which kept the threshold flush and avoided creating a trip hazard or a water dam at the doorway. Critically, we did not glaze the balcony as a sealed box. We left a top vent gap of about 4 inches below the overhang slab, covered with a fine mesh screen, which allows hot air that collects near the ceiling of the enclosed space to escape rather than building up the way it would in a fully sealed glass room, and this single detail is what separates a weatherproofing enclosure that stays comfortable from one that turns into an oven by 2 PM in May.

The total enclosed area was 60 square feet, and the project ran to roughly 95,000 rupees including the glass panels, track hardware, the mesh vent detailing, and a resealing of the existing floor waterproofing membrane, which we always recommend redoing when a balcony transitions from open to enclosed since the water management logic of the space changes completely once rain is no longer expected to hit the floor directly.

After: What Changed for the Client

The most immediate change, and the one the client mentioned first when we followed up around August 2024 after the enclosure had been through a full monsoon, was that the living room carpet damage simply stopped, because water that used to travel under the sliding door threshold during wind-driven rain now hit the glass panels instead and drained through weep holes we detailed at the base of the track back outside. The balcony itself stayed dry enough that they moved a small two-seater rattan set and a side table back out there permanently, something that had not been practical before because outdoor furniture left on that balcony used to need wiping down or covering before every predicted rain, which in a Kolkata monsoon is essentially a daily task nobody keeps up with for long.

On the heat side, the client reported that the enclosed balcony was noticeably warmer than open air on a still afternoon, which is honest and expected, glass does trap some heat, but specifically because of the vented top gap it did not become unusable the way a fully sealed glass box would have. They described being able to sit out there comfortably with a ceiling fan running by early evening through most of the summer, whereas previously the balcony was functionally abandoned from April through September because it was either wet or scorching depending on the week.

We have since built variations of this same enclosure on five more balconies across New Town and Salt Lake through the rest of 2024 and into 2025, adjusting panel count and vent placement based on orientation, with south and west-facing balconies generally needing a slightly larger vent gap and sometimes a light-filtering film on the glass itself to cut direct heat gain, while north and east-facing balconies, which deal with less direct sun but more of the wind-driven rain problem in Kolkata's monsoon pattern, can usually run with a smaller vent gap and standard clear glazing.

Why We Think This Became a Real Trend Rather Than a One-Off Request

Balcony enclosures are not a new idea in Indian cities generally, but what changed specifically in Kolkata in 2024 was clients starting to ask for weatherproofing rather than the older, more common request of converting a balcony into a semi-enclosed utility area for washing machines and drying racks. That utility conversion is still something we do regularly, but it treats the balcony as sacrificed floor space, whereas the weatherproofing enclosure treats it as space worth protecting and preserving as a livable, furnished extension of the room it is attached to.
