How to Fix a Waterlogged Building Entrance in New Town During Monsoon

Every July we get calls from residents' associations and individual homeowners across New Town, usually from plots in Action Area II and III where development happened faster than the surrounding drainage infrastructure could keep pace, describing the same recurring scene, a heavy afternoon downpour, and within thirty to forty minutes water is standing ankle-deep at the main gate and creeping up the entrance ramp toward the lobby, sometimes reaching the base of the lift lobby flooring itself before it recedes hours later, and the frustrating part for most of these clients is that the water is not coming from a burst pipe or a plumbing fault inside the building, it is simply rainwater from the plot itself and the surrounding road that has nowhere lower to go than their own entrance, which means the fix has to happen at the level of grading, drainage and threshold design rather than anything indoors.

Why New Town's Low-Lying Plots Flood at the Entrance Specifically

New Town was developed on what was largely reclaimed low-lying and wetland-adjacent land, and while the master drainage network for the township has matured considerably since the earlier phases of construction, individual plots, particularly ones developed in the years before the surrounding road and stormwater infrastructure caught up, often sit at or even slightly below the finished road level once you account for years of road resurfacing that raised the carriageway incrementally without a matching adjustment to the plot's boundary and entrance levels. The entrance porch and gate area is almost always the lowest accessible point on a plot because it is where the compound's internal paving meets the public road, and when a plot's internal grading was never properly sloped away from this junction at the time of construction, every heavy monsoon downpour behaves predictably, water sheets off the road surface, collects at the compound wall and gate where it has nowhere else to drain, and because it cannot get into the plot's stormwater line fast enough or find a lower point to escape toward, it simply pools at the entrance until either the rain stops or the water slowly percolates and evaporates, sometimes taking the better part of a day for a severe downpour.

Check whether your plot level actually sits below the road first Before planning any fix, we ask clients to measure the finished entrance level against the adjoining road's crown level using a simple spirit level and straightedge check over a stretch of ten to fifteen feet. In a meaningful share of the waterlogging cases we have inspected in New Town, the entrance sits two to four inches below the current road level, which by itself explains most of the pooling.

Regrading the Porch Is Usually the First Real Fix

The single most effective fix we specify for a waterlogging entrance, and usually the first thing we assess on site, is correcting the porch and entrance ramp's slope so that it genuinely falls away from the building and toward a proper drainage point rather than sitting flat or, worse, sloping slightly toward the lobby the way a surprising number of original constructions do, since builders in a hurry sometimes prioritise a level, comfortable walking surface over a slope, not realising the small gradient sacrificed for comfort is exactly what would have kept water moving during a downpour. We generally specify a minimum fall of around 1 in 60 to 1 in 80 across the porch surface directed toward a collection channel, which is a gentle enough slope that it does not feel uncomfortable to walk or wheel a trolley across, but is sufficient over a typical 15 to 25 foot porch depth to move a meaningful volume of water toward a drain rather than letting it sit. This regrading work usually means breaking out and relaying the existing porch flooring, since retrofitting a proper slope onto an already-flat surface cannot be done by simply adding a thin screed layer on top without creating an awkward step at the doorway, and while this is more disruptive and costlier than a smaller drainage-only fix, it addresses the actual root cause rather than managing water after it has already pooled.

Channel Drains and Where the Water Should Actually Go

Regrading only works if the water has somewhere useful to flow toward, so we always pair a porch regrading with a properly sized channel drain, a linear grated drain set into the paving at the low point of the new slope, typically positioned right at the transition between the porch and the road or at the base of the compound wall, connected through a trapped gully to either the plot's internal stormwater line or, where the plot's own line cannot handle the volume, an upgraded connection to the New Town Kolkata Development Authority's stormwater network along the frontage road. A mistake we see often in do-it-yourself fixes attempted by building committees is installing a channel drain without checking where it actually discharges to, since a channel drain that empties into an undersized or partially silted stormwater pipe will back up and overflow during exactly the heavy downpours it was meant to handle, effectively becoming useless at the moment it matters most, so part of our process always includes physically checking or requesting the plot's stormwater connection point and pipe diameter before sizing the channel drain and the trap connecting it, rather than assuming the existing underground line has adequate capacity.

A Raised Threshold as a Secondary Safeguard, Not the Only Fix

Alongside regrading and proper channel drainage, we generally recommend a modest raised threshold, typically a change of level of around 75mm to 100mm at the actual lobby doorway using a ramped or stepped transition, as a secondary safeguard rather than the primary solution, because a threshold on its own without fixing the porch's slope and drainage simply moves the pooling problem a few feet outward, water still collects at the gate and across the porch, it just takes marginally longer to reach the lobby door, which residents sometimes mistake for a genuine fix until a particularly heavy or prolonged downpour eventually overwhelms even the raised threshold. Where we do find a raised threshold genuinely useful is as backup protection for buildings where the drainage fix cannot fully eliminate every possible flooding scenario, since even a well-regraded and properly drained porch can be overwhelmed during the heaviest cloudburst events New Town sees a few times each monsoon season, and a threshold that keeps that rare extreme event from actually entering the lobby is a sensible layer of protection on top of, not instead of, the underlying drainage correction.

Sequencing the Work Around New Town's Monsoon Calendar
