The housing stock in Dum Dum is basically a mix of two things: ageing single-family homes being renovated floor by floor, and promoter-built multi-floor buildings where the flat sizes can be compact and the layouts are not always the most practical. In both cases what we do is sit with the actual floor plan, understand what the family actually uses versus what they think they need, and then design around that reality rather than a showroom idea of how an interior should look.
What we plan for
Kolkata's humidity and the monsoon are real considerations in this part of the city, so we think carefully about materials that handle moisture without looking beaten up within two seasons. Natural light is often limited in the middle floors of these rebuilt structures, so we plan ceiling heights, surface finishes, and window treatments to work with whatever light is coming in rather than fighting it. Plot coverage in older Dum Dum layouts can be high, which means cross-ventilation needs deliberate planning. Access for material delivery through these older lanes is something we factor into the build schedule from the beginning.
We are based in New Town, which puts us genuinely close to Dum Dum in terms of site visits and material sourcing, and that proximity matters when a project needs us there at short notice. We have been working in Kolkata since 2014, so we know how these North Kolkata promoter buildings actually behave and what realistic timelines look like. We handle occupied-home renovations regularly, right, and it requires a more careful sequence than a vacant project. We plan the work in phases so one area is always liveable, we think about dust containment and site access separately from the main entry, and we keep the schedule realistic about what can actually be done without disrupting the family too much.
For a typical 2BHK or 3BHK flat, the design phase runs around four to six weeks and execution depends on scope, but a well-managed interior fit-out runs between ten and sixteen weeks after approvals and material orders are locked.
