Most of what we work on in the Eco Park pocket is premium high-rise stock, lakefront-facing blocks and the larger luxury complexes that came up after the Eco Park itself opened up the whole zone. These flats tend to have decent ceiling heights and better-than-average layouts compared to older Rajarhat, which is genuinely helpful, and so we spend less time fighting the bones of a flat and more time on the finish quality, the material palette, and the kitchen and wardrobe detailing that this segment of buyer actually notices and cares about.

Kolkata humidity is the starting point for every material decision we make here, and the monsoon adds another layer because the Eco Park zone sits close to open water and green cover, which means the moisture load on walls and flooring is real and not theoretical. Yes, and to be very honest, over-designing around a view is the most common mistake in these flats. What we typically do is keep the furniture low and the palette calm on that side so the view stays the dominant element, and then we bring the detailing and the personality into the areas that are not competing with it.

For a standard two or three bedroom flat in this zone, you are looking at roughly four to five months from the design sign-off to handover, depending on how much custom work is involved. The design phase itself takes three to four weeks because we do not skip the 3D visualization round, which in our experience saves a lot of back-and-forth later.

Inside the flat you have almost complete freedom, right, the restrictions mostly apply to external walls, the facade, and anything that touches common areas like the corridor side of your main door. We check the specific society guidelines before we finalize any detail that is near those boundaries, so you do not get a surprise from the RWA after the work starts.
