Almost everything in New Town is a high-rise flat inside a HIDCO-planned gated complex, and that housing type has its own logic. You are working within a fixed shell, with specific ceiling heights, a structural grid you cannot touch, common-area bylaws on what you can do at the entrance door, and sometimes restrictions on the materials the RCC slab will allow you to fix into. Right, so our planning here always starts by understanding the exact flat configuration, the society rules on drilling and wet works, and the OC status of the building before we even talk about aesthetics.
What we plan for
Kolkata humidity is serious and New Town's proximity to wetlands makes it slightly more so, which means every material choice we make here accounts for moisture, especially in the kitchens and the bathrooms. The monsoon matters for waterproofing at slab level if there is any terrace access. Natural daylight is often generous on the higher floors but can be blocked on lower floors by adjacent towers, so we do a daylight study early. Traffic on the New Town arterials means our site visits and contractor movement needs scheduling around peak hours, and we factor that into timelines honestly.
Our studio is close by and we have done enough projects in New Town specifically to know the common contractor networks, the material suppliers along the New Town and Rajarhat corridor, and the particular quirks of the HIDCO complex layouts. We are not flying in from South Kolkata and guessing at logistics. At the end of the day, local familiarity cuts weeks off a project and keeps the budget honest.
