The plot is the constraint, not the package

Salt Lake plots are regular in dimension and extremely irregular in situation. Every option comes with its cost consequence attached

The way budgets actually break on a Salt Lake project is almost never a single big overspend, it is a chain of small decisions taken in month two that only show up as money in month nine, and by then the decision is built into the structure and reversing it costs more than living with it. So the way we work is that when there is a choice, the choice is presented with its cost consequence attached to it, in the same conversation, not in a revised estimate three months later.

That applies to the sanction stage too, which people rarely expect. What you sanction defines the envelope you are allowed to build in, and the cost of sanctioning a smaller footprint now and wanting more later is not a small cost, it is a fresh process, so the decision about how much you sanction is a budget decision disguised as a paperwork decision. The expensive failures on a residential project in this belt are almost all coordination failures, and they look small on the day they happen. Where somebody else is honestly the better choice for you

Let us be very honest about this, because a page that only sells is not useful to you. If your structure is already built, already compliant, and you simply need an existing drawing redrawn and submitted with no design question in it at all, a drafting service will do that faster and cheaper than we will, and you should use one. If you have already committed to a builder's layout and you only want somebody to push the file through, you are paying us for judgement you have decided not to use, so that is not good value either. If your budget for a single room is genuinely at the floor, a good contractor with a carpenter he trusts is the more honest answer than a studio. What to ask any studio before you hand over your file
